"Overall, I was very pleased with the end result. There was a lot of patience involved and some micro-management needed, but everything worked out in the end. We signed the contract in Oct 2021 and the material arrived in May 2022 with the job completed in July. Work consisted of removing the existing screen enclosure but leaving the existing roof, adding in 3 sides of windows and two sides of screens, removing an existing door and re-trimming the new opening, running new electrical for outlets and heated floor, drywalling ceiling and back wall, installing sub-floor and tile we provided, insulating ceiling and under floor and encapsulating underneath (2nd floor sunroom) with vinyl bead board and finishing off, installing crown molding, installing a ceiling fan, installing a thermostat for the heated floor. They did not do HVAC work or any painting. None of the sunroom contractors that gave me quotes did this. Here is my list of pros and cons: Pros: - Attentive to customer needs - Bob, the lead guy, listened to me, and did what it took to make me happy - Although not inexpensive by any means, the price included more turnkey items than any of the competitors, which were all more expensive. - Cleaned up the job site each day - trimmed out the windows and ceilings nicely - their drywall and tile guys were very good - the vinyl bead board finishing underneath the second floor sunroom, encapsulating the insulation, looks great Cons: - Had to wait 7 months for the windows to come in but the owner held to his price which was good - Window and trim hardware is not concealed, nor did the windows and trim pieces have pre-drilled holes. Hex nut hardware was face mounted and drilled on-site adding risk that mistakes could be made. The face mounted hardware looks ok, but not what I was expecting. Some was white and some silver, so I had to paint the silver hardware white. - Window quality seems ok, but not especially high quality. Time will tell. - Initial window install was less than optimal (not all at the same level and some crooked) but after a lengthy discussion on my expectations, it was fixed - Todd, the owner, never came out to inspect or monitor the job. Would have liked him to come out at least a couple times. - Their planning was a bit lacking, so they ended up making the job harder than it needed to be with extra steps. With better planning, they could reduce their costs and time for the jobs. -They cleaned everything way too early and the drywall and flooring people just messed it all up again, but it was never all re-cleaned by them. I had to do it. - They connected the heated floor, said it worked, but never fully tested it. It didn’t work so they had to come out and fix it after the job was done. Nothing major and it works great now. -I had to coordinate work between the HVAC company and Express Sunrooms Overall, I would hire them again. My wife and I love the sunroom. With some oversight and coordination on my part, they gave us a great new addition to our home."
