Our 3-step process is the! First, Cobra will spray a plant and animal friendly product on the surface to gently lift the stains from the surfaces. Secondly, a light pressure wash to the surface will gently wash away the dirt, mold, organics, and mildews to prepare the surface for the coating. Finally, a protective coating specifically tailored to your surface will be applied to protect from the harmful UV rays and the built in water sealer will help shed any water or accidental spills. While the new deck looked OK, there were missed areas on the existing porch. The quality of the staining itself was variable - there were areas where they did a great job, and others that were missed, overlooked, or intentionally ignored. The eaves were among the intentionally ignored, and I was told "that's defined as part of the roof structure, which isn't included." Excuse me, but the contract says "clean and stain exterior of screen porch" - it does not say "screen porch walls only." Another ignored area was the top edge of the fascia and floorboards, which they stained above, and below, leaving a gap. And there were several other spots that were overlooked even after a visit to complete punch list items. I asked multiple times to talk to the owner but he never called me back. Next time I'll just hire a real house painter."
