"When we bought our home 30+ years ago, we knew we did not like the Popcorn Finish on the ceilings and agreed to immediately put it on our redo. The redo for the ceilings always got pushed to bottom of the list. It finally became a necessity in December 2021 when, with the development of cracks in the ceiling. The several thousand dollars we spent for this update was probably the best money we have spent on our home in these past thirty years. Oh, the difference it has made!!! The aesthetics of our ceilings are far more than nice, they are absolutely beautiful! If you are wanting to replace your popcorn ceilings, we encourage you to contact Guy at G&G Drywall to have him and his co-workers do your project. Guy is a very pleasant gentleman who is honest, hard-working, true to his word, and very Godly. He is easy going and will listen to your concerns. He never hesitated to work with us to move the positions of two ceiling fans in our home. He aims to leave every customer with his best work. He did with our project! Along with his co-workers, Dexter and Jeremy, these gentlemen are honest, hard-working, professional, and are the most polite men we have had to work in our home. We never felt any trepidation having them in our home or leaving them here to work without one of us being present. It took G&G Drywall six days to complete the project of replacing 85% of the ceilings in our home. The team arrived at the time they said they would and worked seemingly nonstop everyday. They took great care to protect furniture and other non-movable items in our home. They covered the walls with plastic and the floors with cloth to help minimize dust cleanup. At the end of each work day the team cleaned and left the house as livable as possible. And a bonus, we were able to stay nights in our home! We enthusiastically and wholeheartedly recommend G&G Drywall to work for you."

"Glenn and crew were extremely professional ... finished the project ahead of schedule. Worked very hard to find the appropriate fix for the ceiling repair and did.  Price was in line with what I felt that it should cost and he did not charge extra for an accent wall. Very honest ... would have him and his crew in my personal home and when it is time ... will have Coast to Coast Painting paint our interior!
Top notch ... insured and extremely professional!

"After the repair was done I noticed a leak in my bathroom ceiling where one of the roof vents were replaced. I called the Subcontractor Brian on a Saturday morning. The weather was cold and raining. He was at my house within the hour up on the roof and fixed the leak. I havent had any leaks since. I would hire Brain the Subcontractor again."

"Because of well-documented evidence (and a class-action lawsuit) regarding the occurrence of spontaneous leaks with polybutylene plumbing, we decided to have our entire house re-plumbed before we were faced with a leak which could cause major damage.  Since the job would include not only plumbing work, but also sheetrock repair, some tile repair (to re-plumb our tub), and repainting, I felt that it would best to hire a general contractor.  We also decided to have our hot water heater relocated from the attic to the garage at the same time.  Of the 4 contractors we requested estimates from, Chester was the only one who came out with his plumber (Jeff DeSantis) to look at the job.  Together, they looked through the entire house, from crawl space to the attic, to try to figure out the existing plumbing (which, of course, is not visible, except for kitchen and bathroom fixtures) and work out a plan to tie into those lines and where new lines would be placed.  Before they left, and before I had an estimate, I had a pretty good idea of where demolition was going to be needed, and what to expect in the way of any inconveniences  while work was in progress.
The work started and ended on the agreed-upon dates (the end date was a bit of an estimate, but turned out to be exactly what was planned).  Jeff seemed to be a bit of a perfectionist, which was fine by me.  He plumbed the house to improve the flow of hot water so that it (hot water) would get to the most distant parts of the house more quickly than previously.  The guys who cut the sheet rock (walls and ceiling in various rooms throughout the house) did an amazing job keeping the dust to a minimum ... same with the sheet rock repair after the plumbing work was completed.  We had only 36 hours without water ... we've had worse experiences post some of the hurricanes here over the last 20 years.  Over a period of 9 working  days, we experienced only 2 issues, one of which was truly quite minor, when I was told that insulation under the house, which had been removed to access and replace some of the existing old piping, had been put back with new fiberglass batts that I had supplied, and I was asked to inspect that portion of the job ... I found that a section in the crawl space under the first floor, had been left completely without any fiberglass batts and was completely exposed to the outside ambient temperatures.  I'm still baffeled as to how/why the worker who was on that part of the job could have felt that it was ok to leave that area without any insulation.  Chester, upon seeing it, obviously agreed that that part of the job would need to be re-done, which was far more difficult to do than what it probably seems like to the reader (for reasons not worth explaining), but re-done it was, I think the next day, the correct way.  Second issue which we experienced concerned replacement of some tile which had to be cut out in order to reach the plumbing for our master bathroom tub.  The replacement tiles which Chester had obtained were not a very good color match for what was already in place.  My concern is not so much the color mis-match itself, as it is that I was not told that they were unable to find a better color match until the guy doing the tiles was already putting them into place.  I would have much preferred to know about it ahead of time, than find out after the tile guy was about to put the off-color tiles in place.  Speaking with Chester about it, he indicated that he had done a thorough search in the New Hanover area, trying to find a better color match, but also stated that if I could find tiles that were a better color match, he would be more than willing to come back and have them installed, with the cost of that work included in the original contract price. Much to my surprise, I was able to find some tiles which do have a closer color match ... they come from a well known business here in New Hanover, so I do have to wonder why Chester wasn't able to find them himself. (???) Nevertheless, they are being installed today, 3.5 months after the job was initially begun.  All the workers were quite considerate of our presence while they did they work, they cleaned up every day, and I had no real concerns regarding their activity or presence while we tried to go about our daily lives around them.  All in all, the work went quite will, with much less disruption of our daily routines than what I had expected.  Overall grade would be an A minus (minus, because of the tile issue).

"Tom Ryan and his team did a wonderful job painting the interior of my house. They were meticulous, and finished the job in record time! Tom’s skills extend beyond painting - during the process of painting the laundry room, he discovered a leak coming from one of our showers on the floor above. He was able to identify the source of the leak, fix it, and install a new ceiling in the laundry room. This saved us a lot of money. In addition to being great workers, Tom and his crew are great people! They are easy to talk to, very respectful, and nice to have around! Tom’s fees are very reasonable, and less than other painters I have used who did not do nearly as good a job as Tom. I give Tom my highest recommendation!"

Popcorn Ceilings questions, answered by experts

Using a paint sprayer is the most effective method for painting popcorn ceilings, and it's why professionals choose spraying versus rolling paint. The sprayer simplifies the challenges of painting the texture. However, we don’t recommend that DIYers try to use a sprayer indoors as it could make a significant mess. Using a paint roller on a ladder is the easiest option that results in much less mess.

Because of the nature of the texture, it's common for the popcorn texture to loosen while painting. Popcorn ceilings are delicate, and using a heavy hand with a roller or applying overly wet paint can loosen the texture. To avoid a mess, handle the material gently with a roller or brush. It's also smart to test a small area first, and if the texture starts coming off, the ceiling may need repairs or sealing before painting.

Popcorn ceilings can be relatively easy to keep clean with regular maintenance. Avoid exposing it to smoke if possible—popcorn ceilings tend to collect stains from smoke, including those from cigarettes or cooking. With proper care, you can clean your popcorn ceiling anywhere from every six months to a year—or as needed.

Some pros may recommend covering a popcorn ceiling that tests positive for asbestos with beadboard ceiling planks or drywall. The cost to install a beadboard ceiling averages more than $5,000, but you likely will pay more than the average for the installer to deal with the asbestos safely. Installing a beadboard ceiling or new drywall will disturb the asbestos and release some microscopic fibers, so the installer will need to take precautions.

The easiest way to remove texture from walls is the soak-and-scrape method. You’ll need to spray a section of the wall with water and let the water soak in and soften the texture. Then, you need to scrape the texture off using a drywall taping knife. This method works best with unpainted walls since paint prevents water from saturating the textured joint compound.
