"We have used Hotchkiss Heating & Air multiple times for multiple services. We have always been given professional, honest, accurate assessment and recommendations. Once we had a furnace issue, we got one previous estimate before having having Hotchkiss give a quote. The previous company insisted that our only option was to.completely replace our entire furnace, which was going to cost over $3000. Also, we would have to go without a furnace for up to a week, while we waited for the replacement to come. In the interim, we contacted Hotchkiss, who immediately sent an employee right over to see if they would be able to replace it quicker. The technician easily determined that our furnace did NOT need to be replaced at all. In fact, it was a simple solution replacing a small part. They were able to change out the part, On the spot, And our total bill came to $75. Since that day, we have never considered contacting any other businnes for our heating and air needs. We are customers of Hotchkiss Heating & Air as long as we reside in their service area. We are always consistently, impressed by all aspects of our dealings with them. They are professional, respond very rapidly, and we know we can always trust that they dont overcharge us or give us inaccurate assessments of our issues. Structural engineers typically conduct inspections during a home sale or renovation, looking for signs of structural damage in various structures throughout the building, such as load-bearing walls, joists, beams, roofing trusses, foundations, and chimneys. Some of the warning signs that structural engineers check for include:

  • Dry rot

  • Shifting or cracking foundations

  • Erosion

  • Water damage

  • Sagging, shifting, or damaged walls, ceilings, or roofing support

The depth of any foundation style depends on your climate and how deep the frost line is, as building code requires that the footers of a foundation—which are built into a monolithic slab—sit at least a foot below the frost line. At the southern tip of Florida, for example, a monolithic slab foundation would only need to sit 12 inches under the soil at the widest parts. On some parts of the Canadian border, the frost line is 100 inches, which would mean a minimum of 112 inches, which is prohibitively deep for a monolithic slab.

Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation. 

It’s possible to drill into an LVL beam, but you should always avoid it. LVL beams are major structural components of your home, and drilling into them can weaken them and lead to cracking over time. If you need to drill into an LVL beam, consult a structural engineer. They’ll know the bit size, depth, and directionality that’s safe to use when drilling.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.
