"Josh was very professional, friendly, and efficient. He was hired long distance and kept me informed throughout the inspection and produced the report when he said he would. Contractors who were hired to make repairs worked off his report and noted his report was accurate and thourogh."

"Carey Funk and Sierra Marshall provided a free inspection including ladder access to roof and attic and determined that there did not appear to be any compromise in roofing, flashing or silicone sealant. They advised us to have an HVAC company check into the integrity of the vent pipe itself. We are VERY much impressed by their professionalism and friendliness. Thank you for your time and honesty, ladies!"

"Mike was very cooperative and accommodating. We needed a home inspection done on a short schedule and Mike agreed to do it on a Sunday in order to meet our timeline. His inspection was the most complete we've ever seen and we've had many home inspections in the past by other inspectors. His report was amazing, 110 pages long and extremely thorough with many photos and complete explanations of everything he found. He even took the time to draw a CAD model of the floor plan! Even Mike Holmes would would give Gunstock a five star review!! If you want a thorough, competent inspection then it doesn't get better than Mike."

Home Inspection questions, answered by experts

Home HVAC inspection costs vary widely from state to state. These different cost factors are due to geographic locations and cost of living. States with a lower cost of living are likely to have lower inspection costs compared with high-cost-of-living states. HVAC inspection costs can also vary within a state. If a technician has to travel a long distance to reach your home, you can expect to pay more for your inspection.

Depending on your state, a home inspector may need a license. All states and the District of Columbia require home inspectors to undergo training. However, some states (such as New York, Texas, Washington, and Illinois) require state-issued licenses while others (including California, Colorado, Pennsylvania, and Virginia) do not.

Other professional certifications include the American Society of Home Inspectors (ASHI) certification, the International Association of Certified Home Inspectors (InterNACHI) certification, and the National Home Inspector Examination. Inspectors can also receive certifications in specialized areas. These can include structural specialties, like chimneys, swimming pools, or septic systems, as well as specific issues like mold, pests, or radon gas. Whatever your situation, make sure your home inspector is certified to handle it.

A gas log fireplace should be inspected and serviced as needed once a year. Preventative maintenance can help keep your fireplace in working condition and save money in the long run by avoiding more costly repairs on parts that could have been fixed sooner with a regular inspection.

Sometimes, issues with the HVAC system or an unbalanced washing machine could be the reason your house feels like it’s moving, but it could also be other factors. If a large truck passes your house or there is construction in the area, your house may feel like it’s moving, but it will be short-lived and not a sign of a larger issue.

Repiping a house is a worthy investment in several scenarios. Key indicators that it's time to repipe include having pipes that are over 50 years old, experiencing frequent leaks and repairs, or noticing signs of corrosion and low water quality. It is especially important to replace pipes made from certain materials; lead pipes can cause serious health issues, galvanized steel can lead to rusty water, and polybutylene pipes can leach chemicals into your water supply.

Investing in new plumbing can prevent costly problems like water damage and mold growth. New pipes can last anywhere from 50 to 100 years, saving you money on future repairs and high water bills. Repiping can also increase your home's overall value and improve efficiency, for example, by using PEX pipes for lines that don't carry hot water. The cost to repipe a house typically ranges from $1,500 to $15,000.
