"A&S seal coated an approx 4400 foot private street in our HOA. There is only one entrance/exit so during the process we had to get cars in and out, they accomplished this very well.Their workmanship was excellent. The whole process started on the right foot: they contacted us immediately and showed up for estimate/bid right on time. This unfortunately is rare in this area. Started on the day they promised and finished on time. A&S did a marvelous job keeping the seal coat off the concrete driveways. The proof will be in how long the seal coat holds up, hopefully close to 5 or more years. Bottom line: A&S was responsive, responsible and did what they said they would. I am more than satisfied with the job they did for us."

"The guys came out to look at the job and give me a quote. I got the quote, but apparently it didn’t cover the whole scope of the work. There were add-Ons that I thought would’ve been included in the original fees. I don’t know about asphalt work, but I do know quality work, and I felt it was lacking. The guys did communicate with me and tried to work with me and the project. In all fairness, my driveway was is disrepair and it does look better."

"I think Jerome and Ollie are great people. They are aware I was (and am) disappointed in the finished look of the driveway. My reason is because they put a much thinner layer of chip stone on the back part of the driveway vs the front. There are still spots so thin (lacking chip) that the tar is clearly visible. Plus, there is a noticeable drop-off at the front to back transition point on the circle which looks bad (less than professional) in my opinion. When I pointed out my concerns and asked them to remedy the matter, they declined to do so, However, on a positive note, the driveway, as is, seems to be holding up well since it was installed 2 years ago. It is serving its purpose, and we like it better than the former road base driveway. It just did not (and does not) look like a quality finished product. I believe ATX will do a good job for any client per the agreed contract. My recommendation to anyone planning to put in a chip-seal drive is to clearly specify everything, such as, desired driveway thickness, or the number of layers to be done, etc.. Also, be aware that grass & weeds will still grow through such a driveway, which is nature, and not the fault of the contractor. Be prepared to invest in lots of roundup and a good pump sprayer."

"I hired Precision Asphalt & sealcoating for asphalt install and Sealcoating. Josh gave me a fair price and assured me he would start the job once he was done with his current job. At every instance he did what he said he would do at the time he said he would do it, as well as keeping me informed along the way. Very professional, respectful, and would definitely hire him again."

Driveway Sealcoating questions, answered by experts

To maintain their strength, asphalt driveways and parking lots need to be sealcoated once every two to five years. You may also need to reapply paint striping every few years as it fades to ensure drivers can safely navigate the parking lot.

The three most common types of asphalt are hot asphalt, MC cold mix, and UPM asphalt. Hot asphalt is used most often for paving and patching roadways while it’s hot and workable. MC cold mix asphalt cures more slowly than hot asphalt, but it can be used for temporary patches and repairs in low-traffic areas. UPM is also used cold, but it can be used as a longer-term fix, usable in almost any conditions at almost any temperature.

Professionals restore the surface to a fresh, attractive finish by applying a new, even sealant layer.

When asphalt cures, it typically changes from a very dark black hue to a lighter, more matte gray color. Cured asphalt also won’t be tacky or sticky to the touch or emit any odors from the asphalt mix. Additionally, the surface of fully cured asphalt won’t deform under any pressure.

New asphalt goes through two stages: drying and curing. Drying typically takes 24 to 72 hours, after which the surface is solid enough for light use like walking or careful driving. While you may be able to park on it after 72 hours, the surface is still soft and should be treated gently. Full curing is a much longer process, taking anywhere from 30 days to a full year for the asphalt to reach maximum strength. During this extended curing period, the asphalt is susceptible to damage from heavy vehicles, sharp objects, and high temperatures. Factors like weather, the specific asphalt mix, and application thickness all influence drying and curing times. For the most accurate timeline and to ensure the longevity of your new asphalt, it is always best to consult with your installation contractor for their specific recommendations.
