"A&S seal coated an approx 4400 foot private street in our HOA. There is only one entrance/exit so during the process we had to get cars in and out, they accomplished this very well.Their workmanship was excellent. The whole process started on the right foot: they contacted us immediately and showed up for estimate/bid right on time. This unfortunately is rare in this area. Started on the day they promised and finished on time. A&S did a marvelous job keeping the seal coat off the concrete driveways. The proof will be in how long the seal coat holds up, hopefully close to 5 or more years. Bottom line: A&S was responsive, responsible and did what they said they would. I am more than satisfied with the job they did for us."

"The guys came out to look at the job and give me a quote. I got the quote, but apparently it didn’t cover the whole scope of the work. There were add-Ons that I thought would’ve been included in the original fees. I don’t know about asphalt work, but I do know quality work, and I felt it was lacking. The guys did communicate with me and tried to work with me and the project. In all fairness, my driveway was is disrepair and it does look better."

"Excellent work. Were on the job very timely. After paving, sprayed the blacktop, but were not careful enough,,,, also sprayed bricks by driveway and got some on the side of my house. The workers were awesome. When I called due to a small problem, (not the overspray) they were back the next day and fixed it!"

"The rains had washed the entrance to our driveway out and formed a large ditch. After almost a year of posting on some sites this company responded. They repaired and made a new entrance to our driveway. It looks wonderful. They were kind and professional. They got the job done. I give them 5 stars"

Driveway Sealcoating questions, answered by experts

When comparing installation costs, asphalt is often less expensive upfront than concrete. Asphalt prices typically range from $7 to $15 per square foot, while concrete can range from $3 to $18 per square foot. However, long-term costs should also be considered. Concrete driveways generally last longer (up to twice as long) and require less maintenance, which can make them more affordable over their lifespan. While asphalt has a lower installation cost and is easier to repair, it requires more frequent maintenance, such as sealing, which can add up over time. Therefore, while concrete is more expensive initially, its durability may offset the cost in the long run.

New asphalt typically needs 24 to 72 hours to dry before it can handle light foot traffic and careful driving. Although it may appear solid after a few days, the full curing process, where the asphalt reaches its peak strength, takes much longer—generally from 30 days to a year.

During this extended curing time, the surface remains relatively soft and can be damaged by heavy vehicles, sharp objects, or high temperatures. To protect your investment, it's best to avoid parking heavy machinery on the asphalt until it has fully cured.

The exact time required for drying and curing depends on several factors, including the weather, the specific asphalt mix, and its thickness. For the most accurate advice tailored to your situation, consult with your asphalt contractor.

A properly applied asphalt driveway sealer, or sealcoat, should last between one and five years. The industry standard is to reseal every two to three years for optimal protection. If you live in a climate with extreme weather, such as heavy rainfall or freezing temperatures, you may need to reseal your driveway more frequently, around every two years. Signs that your driveway needs a new coat of sealant include the appearance of small cracks or uneven drying after rain.

Asphalt dries and cures best between 50 and 85 degrees Fahrenheit. This range allows moisture to evaporate quickly without causing the asphalt to cool too fast, which can negatively affect the drying process. However, keep in mind that other weather conditions can also affect curing and drying times, such as precipitation and humidity.

If you notice minor cosmetic problems with your driveway, you should seal it. Look out for cracks and holes on the surface, faded asphalt or concrete, and stains from oil and other chemicals. Replacing your driveway may be necessary if you’re dealing with significant problems—¼-inch cracks, large potholes, and puddles from drainage issues. The cost to install an asphalt driveway typically ranges between $4,200 and $9,000, significantly more than resealing. Consider talking to a professional to discuss whether resurfacing your driveway—a midway project between resealing and replacing—is a better option for you.
