"Bob Reamer offered the lowest price (by half, in one case) of 4 bids for a cottage appraisal. I confirmed the hire by phone on a Thursday, he was going to be in the area the next day so he visited the property on Friday, using a key I had directed him to in my absence. He did the paperwork search. I had the appraisal by email on Tuesday, paying by phone and debit card. He replied promptly to questions, welcomed a list of improvements since the initial purchase, saying more info was always helpful. Photos, floor plan with measurements, and comparables are all helpful, and he also provided both an Appraised Value and a Suggested Asking Price given the current market. Exactly what I needed to know, more promptly than I'd imagined. Great work. Recommended!"

Property Appraiser questions, answered by experts

While some aspects of an appraisal, such as comparable properties nearby, are out of your control, there are several steps you can take to potentially increase your home's value. Make any necessary repairs and upgrades before the appraiser's visit, as they can only value what is currently part of the home, not its potential. Examples include renovating older areas, updating landscaping to boost curb appeal, and staging your home. You can also provide the appraiser with the cost of recent upgrades, which may increase your home's value by about 50% or more of what you paid for those improvements.

Mobile homes weigh anywhere between 45 to 50 pounds per square foot. Some newer options weigh up to 70 pounds per square foot. An average single-wide mobile home weighs 45,000 pounds, and a double-wide mobile home weighs about 70,000 pounds. Triple-wide mobile homes range from 90,000 to 100,000 pounds.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.

Yes, the age of your home can impact its value. However, age is just one of many factors that will have an effect. An older home may be perceived as needing more work and maintenance, but if you’ve kept up with repairs or done any renovations, this will increase its value. Buyers will also consider the size of the house, location, and how nearby homes are priced. Lastly, value also depends on whether it’s a buyer or seller’s market.

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.
