This company subcontracts out work to builders without doing any research. You're better off finding a local builder yourself so you avoid the headache we had to deal with. This was approximately a 210sq ft deck we paid $31k) for (we were okay with paying extra because we thought they were reputable) The deck was installed with absolutely no water protection behind the ledger board. The ledger board was just placed against 40 year old siding and I can clearly see the rim joist of my house from outside. The owner TJ and his assistant Jesse both advised that it was done right they didn't see anything wrong with it. (had to call them out while just the framing was up, there was no oversight.) I had 4 contractors out to double check it, 1 being related and 3 are well known local builders. All of them stated that there was no water membrane behind the ledger, it would quickly rot out and to pause all work to get code enforcement out because there's no way it will pass. I notified TJ I wanted code enforcement to check it out before we proceeded due to major safety concerns (deck railing installed with no screws barely hanging on and they just covered it with the railing cover. See photo. And the ledger board being clearly placed over old siding with no water barrier) When code enforcement came out his first words were "this is wrong". TJ kept advising code enforcement that he just didn't see how it was wrong. Ultimately, code enforcement failed it due to there being no barrier to protect the ledger board or the house from wind driven rain, ice, etc(live on the coast) To fix it they had to cut the ledger board into 4 pieces peel it off the house, cut what should have been cut originally and then water barrier put in, old foam put back and put the deck back. The entire time, Jesse made sure that we knew he was very irritated to have to fix it. They also took out a 3 ft window and replaced it with a 6 ft sliding glass door on an exterior wall and weren't going to put in a header or any pan flashing (placed it right on the wood) . The header they put in (after me insisting they did) is blocked on 1 side (jack stud too short so instead of fixing they just added a little wood block) and it's floating on the other, jack stud also too short - not supporting header. When they drilled the holes for the helical posts(3) they drilled it a foot into my garage door path - and then had to cut more blacktop out to fix it. How this step is messed up is beyond me. Overall the issue comes from complete lack of oversight and they were either being dishonest about not seeing what was wrong, or they've installed a lot of decks without a water barrier. (leading reason for deck failures) Either way - terrible experience with this business. This doesn't even account for the "can't see it from my house" the crew kept saying throughout the build Update: BEWARE Just received a cease and desist in the mail today from their lawyers. It seems like they sue people who leave their business with negative reviews. Even with all the photos of their work. Cease and desist attached.Went with archadeck because they had a good rating. The most significant factor in knowing whether to repair or replace your dock is the extent of the damage and its age. If you have minor cracks on a few boards and the dock is less than 15 years old, it'll likely be worth repairing the damaged part. However, it's time to replace this essential water feature if you have significant damage, such as rotting wood in multiple areas, warps or cracks in the dock supports, or a damaged foundation.
Docks can last between 20 and 30 years, provided regular maintenance has been performed. Upkeep tasks like staining your dock annually to prevent water damage, repairing broken elements quickly, and using dock covers regularly will help extend your dock’s life. Your dock is likely nearing the end of its lifespan when it shows signs of rot, rust, and foundation damage.
The cost of repairs to your dock depends significantly on the severity and location of the damage. For minor repairs, such as replacing bumpers or patching a few cracks, you can expect to spend $100 to $800. For more extensive repairs, such as replacing decking or dock reinforcement, the cost increases to $800 to $2,000. Consult a local dock repair service to determine the estimated cost of your dock repairs.
Ideally, it's best to stain your dock once per year. Applying stain doesn't just keep it looking nice and new; it also helps extend the dock’s lifespan. Since you want to ensure water levels are at their lowest, it's best to have this project done by a professional dock repair service in the cooler autumn or early winter months.
The cost of a new dock can range from $3,000 to $30,000, depending on the extent of the project size, location, and additional features.
For example, a boat lift can range from $1,000 to $8,000. The ladder you'll need for your dock can be anywhere from $100 to $800, not including installation. In addition, the decking you'll need for your dock can cost between $15 and $30 per square foot.
