Our average inspection time is approximately 3 hours. We keep abreast of current inspection techniques and procedures. We prefer to have our clients attend the inspection, as an on-site consultation helps avoid potential misunderstandings and that all your questions can be answered on the site. Our thorough inspection reports are e-mailed to the client at the end of the inspection. They will identify any serious structural defects and deferred maintenance issues that may not be apparent when you initially view a property.

"NEVER hire this guy. He has a deal with local realtors, who recommend him. He "missed" over 20,000 of work including a crumbling basement foundation wall (the owners hid it behind a pile of junk) but the inspector COULD have told us to ask permission to have it moved so he could inspect the wall. The gutters were missing or broken and none of the appliances he supposedly tested worked for more than a few weeks. The stress, financial devastation and were horrible. He also did not show us his "contract" until after he finished. The contract has an "out" clause saying that he is not responsible for anything in his report. Con Artist of the first degree!"

Home Inspection questions, answered by experts

A mold inspection, especially in homes with a history of water damage or high humidity, is critical for maintaining a healthy living space. Mold can cause respiratory issues, allergic reactions, and other health problems, particularly for individuals with asthma or weakened immune systems. Unchecked mold growth can lead to structural damage, resulting in costly repairs. A thorough inspection identifies visible mold and uncovers hidden sources to allow for timely remediation, preventing further damage and health risks.

It’s a good idea to conduct a DIY attic inspection at least once a year to look for signs of water damage, pest infestation, and damage to the underside of the roof decking. If you suspect any problems, call in a professional to confirm and come up with a solution. You should also hire a pro to inspect an attic before purchasing a home, and you can have an inspection done as a seller to entice buyers to move forward with an offer or purchase.

The time it takes to complete a pre-drywall inspection depends on the size of the home as well as the complexity of its build. Most take between one and three hours, but large custom homes or those with complicated HVAC, electrical, or plumbing systems take even longer. Your inspector will examine each room and each system in detail to make sure everything is properly installed and up to code.

If you’re in the market, you might think twice before buying a home with a cesspool on the property. You’ll need to factor in the costs of either maintaining the cesspool (such as with aeration, pumping, and cleaning) or dismantling the system and replacing it with a septic tank or sewage line connection. It might still be a good idea to buy that home, but you’ll need to decide for yourself if the costs and hassle are worth it.

Yes, most services include safety inspections as part of the repair process. Confirm with your contractor.
