"My double hung Anderson windows came with the house and work perfectly, except the double pain glass is not treated UV or infrared. After considering window replacement I decided the best option was to professionally tent the windows for one tenth the price of new windows. I found Arctic Window Tinting in the Angie's magazine with a discount for members and them called for an estimate. I spoke with Bob who answered my questions and scheduled a home visit at my convenience. He measured the 24 windows and 2 skylights and discussed the options. He was very professional and I never felt pressured to up-sell or make a decision. After reviewing the options, I selected the Purlite 40 to give me almost 100% UV rejection and 80% heat rejection. The installer was very meticulous and careful to get every window perfect. The results look like factory tinting and the natural shade does not diminish the wonderful view I have of the backyard and forest. Even close up you cannot tell it was not part of the original window. The effect is just what I wanted. We no longer have to close the blinds on the southwest side of our house. Our house stays cooler and we are saving energy for only a small investment in tinting."

"

Let's start with the estimate.  I invited 3 companies to bid on replacing my roof.  Having absolutely no experience with anything major like this, I'm at the mercy of those I call.

Bidder #1 looks at my house, asks me the size of the house, does NOT go on the roof, and says $8500.00.  He wrote that on a piece of paper and gave me his business card.  I asked for one of his contracts which he gave me.

Bidder #3 looked at my house, asked me the size, did NOT go on the roof, and said I should replace the skylights.  He then calculated the number of "squares", which even with waste was off by at least 400 square feet.  (Math was one of my better subjects in school).  He then told me $18,500.00.  He wrote that on the back of a business card.  I did not ask for one of his contracts.  I knew I wasn't going to pay $18,500.00 for a roof.

Garner was bidder # 2.  Mike called and asked if it was OK to come over because he may be arriving a few minutes early.  I think that shows some class.  He got the ladder out and went on the roof.  He took a few photos, made a call or two about my skylight, and was up there measuring and walking around doing what must have been one very thorough review of my roof.

Once finished, he didn't give me an estimate.  He told me he would write it up and email it to me.  He did spend a good amount of time explaining what needed to be done, and how they would do it.  I got the estimate that night or the next morning.  The estimate was written on what is also their contract, and had estimates for doing the roof 2 ways.  I chose the higher of the 2 so I could take advantage of the "lifetime" warranty.

Over the next week or so I called Mike once and emailed him at least once to ask questions.  He got back to me quickly and answered my questions thoroughly.

I sent in my deposit.  Over the next few weeks, we had a ton of rain, and we were in the Thanksgiving/Christmas/New Year season.  I called on week 4 and asked when we would be scheduled.  Kenny called me back and gave me a tentative date of January 7.  He verified that in an email a couple of days later.  Of course that could change based on weather, but it all worked out.  The crew was there first thing in the morning on January 7 and completed the job in one day.

After they completed the job, I ended up with a very nice looking roof, a new skylight that I like a lot more than the old one, a reasonably clean yard all completed by a very professional group of people.  From Mike the estimator to Kenny the supervisor, to the installers, all of them performed above expectations.

Roofing must be an interesting business.  I have a new roof with a lifetime guarantee.  I would use them again if I had the need, but there is a very good chance I will never have to call them again.

So, I'll do the next best thing.  I will absolutely recommend Garner to anyone looking for the services they offer.

"Mr. Mackay came over very quickly after being contacted, and checked over our roof. He was very forthright and clear with his explanation of what we need to do. He told me that he was basically talking himself out of a job, but that we can do the work ourselves (sealing seams on the sunroom roof and caulking the skylights as needed). He said that it would be a lot cheaper for us to hire a MHIC licensed handyman to do the work, as they could certify the roof, as well. I appreciate Mr. Mackay's candor and professionalism, and will definitely contact them in future if needed."

"I was very impressed by this company. The initial inquiry was handled by Keri who answered the phone the first time I called. She was very pleasant and professional in setting up my consultation.  She also sent a followup email to confirm the appointment.  I was told that Robert would call 30 minutes or so before arrival, and he did, arriving right on time. Upon inspection of the broken window, he did some trouble shooting and worked on the window enough to get it closed again and then offered a solution that I could do that would be longer lasting. I was not comfortable working on such a large window, and he brought in tools and proceeded to fix it right then.  My entire interaction with Robert showed his professionalism and pride in his company.  Honestly, I can't remember being this impressed with a company in a very long time and will most assuredly be contacting them for any future roof or skylight work.

Skylights questions, answered by experts

The type of lighting you choose can have a big part in the aesthetic and function of your space. Ambient lighting refers to indirect or diffused lighting that evenly reaches most areas of the space. Task lighting illuminates specific areas, such as a workspace. Accent lighting draws attention to details in your home, and decorative lighting draws attention to itself.

Common skylight issues include leaks, condensation between glass panes, damaged seals, and cracks in the glazing. Regular exposure to weather elements can lead to these problems, requiring timely attention to preserve the integrity of the skylight and the surrounding roof structure.

A skylight's ability to withstand hail depends on factors like material quality and thickness. Impact-resistant options, such as tempered or laminated glass, fare better against hail compared to standard glass. Proper installation and regular maintenance also contribute to their resilience. While smaller hailstones may not pose a significant threat, larger ones can cause damage. Consider skylight protection methods like covers or screens in hail-prone areas to enhance durability and minimize potential harm.

Yes, you can replace a skylight without changing the entire roof—if the roof is in good shape. First, you need to make sure the roof around the skylight is intact and free of damage. Quality installation is crucial to prevent leaks, including replacing the flashing, which seals the skylight to the roof. While replacing the skylight alone is doable, it can make sense to replace both at once to streamline the work, coordinate the warranties, and reduce the risk of future leaks. If you’re unsure, reach out to a professional for help in deciding the best approach.

Leaks are the top concern for skylights, often due to improper installation or worn-out seals. Over time, water can seep in and cause major damage to your home’s ceilings and walls. Other common issues include condensation, which leads to mold, as well as physical damage from weather or debris. If they’re not sealed properly, skylights can also bring unwanted heat in the summer or cold in the winter, affecting your home’s energy efficiency and tacking on extra dollars to your bills.
