"Very positive experience working with Cullen Real Estate and Appraisal. They were able to accommodate my schedule for the property inspection and communicated frequently. Tom, the lead appraiser, was knowledgeable, friendly, prompt, and able to answer all of my questions. The best part is that we received a complete, well-researched report within just a couple of business days...super fast turnaround! I would certainly recommend Cullen to anyone looking for a truly professional company to appraise their property."

"Steve is very efficient and careful of the owner's property (and in my case, an escape-artist cat).  He hauled away the landscape debris first, then returned for the junk in a second load.  Altogether it was a 4 1/2 hour job for him.  His final fee was a good deal less than what he had originally quoted me.  A nice and appreciated surprise."

"Jeffrey Kempner did an appraisal for my husband and me several years ago for a beautiful home in Chestnut Hill,, MA 02467. He was very knowledgeable in his chosen field, he was punctual in meeting with us and advised us on the pro's and con's of said property. The asking price was 3.2 and he appraised it as 2.2 and that was quite helpful in the process of identifying the overpricing of this property. But in the ed we decided to build a house for ourselves...but when in the near future, we shall definitely use him to appraise our current home when we decide to sell. Sheila K."

Property Appraiser questions, answered by experts

Typically during transactions or refinancing, or whenever significant improvements are made.

Yes, experienced appraisers handle a variety of property types with tailored methods.

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.

Yes, appraisals are often used for property tax appeals, estate planning, and determining market value.
