"Work went well. Crew arrived when scheduled and on time. Seemed very professional, friendly, and conscientious. They showed me what they were doing and how the piers would be installed. I gathered 5 quotes for the job and they were the most professional/competitive of everyone I spoke with and I was not disappointed. Only minor complaint would be that it seemed the grading on the back fill was left a bit high. I was told it would settle, but I doubt it will settle that much. Not a big deal--I would still highly recommend them."

Structural Engineering questions, answered by experts

In Kokomo, plan construction between May and October for optimal weather. Obtain necessary permits for structural changes and check if historic district approval is required. Factor in the cost and timing of transporting materials, and coordinate with local utilities for any service relocations. Review your property insurance for wind and storm coverage, and consider how improvements may affect property taxes.

Helpful?

Homes in Kokomo built before the 1950s, particularly those in historic districts, benefit from a structural inspection before renovations. Ranch-style homes from the 1960s-70s often allow for easier modifications. If your property has a pier and beam foundation, structural work is usually more accessible. Soil testing is recommended, and if you’re near Wildcat Creek, consider flood risk when planning foundation repair or additions.

Helpful?

In Kokomo, neglecting routine gutter cleaning, failing to manage snow loads on roofs, and using harsh de-icing salts near concrete can all undermine foundation repair and structural work. Overlooking proper basement ventilation during humid summers encourages moisture buildup, while delaying crack repairs allows Kokomo’s clay-heavy soil to worsen foundation issues. Regularly inspecting load-bearing walls and addressing minor damage early can help preserve your home’s structure.

Helpful?

In Kokomo, minor foundation repairs typically take 1–2 weeks, while major replacements may require 3–6 weeks. Basement waterproofing projects last 1–3 weeks. Room additions often span 8–16 weeks, and adding a second story can take up to 20 weeks. Permit processing usually adds 2–4 weeks, and winter weather can extend timelines by 10–20%. Consult local professionals for precise estimates.

Helpful?

For safer projects in Kokomo, set up sturdy barriers around excavation zones to prevent accidents, especially since local soil can shift unexpectedly. When working in homes built before 1978, connect lead-safe practices with dust control to protect indoor air quality. Schedule major work in milder seasons to minimize disruption. Prioritize secure stair railings, proper lighting, and basement waterproofing to create family-friendly, code-compliant spaces.
