"I know of no other contractor who has total customer satisfaction as his top priority like Mr. Flanagan does. He is absolutely the best.
My basement sustained ankle-deep water as the result of an outdoor basement stairwell drain that violently backed up because its circa-1951 drain line led to the street storm sewer (by design). That sewer was overcome with water during a storm in the summer of 2010 that featured a tornado in my western-suburbs area. Soon after pumping the water out of my basement with a mobile pump, the mess prompted me to (once again*) call Mr. Flanagan (*His crawlspace crew had done a beautiful job finishing my dirt-floor crawlspace with a concrete floor and wall insulation a couple of years earlier).
After the basement waterproofing project described in this review was complete, however, I was disappointed with the workmanship: The concrete work looked less-than-professional (out-of-flush with sump flange and the stairwell drain, plus way too many swirl marks and splattering) in the stairwell and basement's appearance areas. In short, it just didn't look like his business's flawless concrete job that was done in my crawlspace just years earlier.
Mr. Flanagan agreed. With no questions asked, he immediately had a different crew come to my home, tear out all of the previously laid concrete and drain lines and replace it with the workmanship that he would expect his crews to use in their own homes. The re-do of the project at least had met my high expectations for its cosmetics. And, of course, I hoped it was a sufficient waterproofing solution for my basement.
Fast forward just a few short years. Affter having perhaps sustaining that 100-year event with the Chicago-area rain storm of April 17-18, 2012, while my neighbors are pumping water out of their basements, mine remains bone dry. Thank you Mr. Flanagan and Crawlspace / Basement Waterproofing Solutions for a job (design and installation) well done. Your basement waterproofing solution indeed deserves an A+.

"Basement Seepage Solutions was my fifth quote. I almost canceled because I was sick of getting quotes and all the big companies charge about the same $70-90 per foot of drain tiles. Matthew's company beat these quotes hands down. He charges $50 a foot plus $10 off a foot for Angies list members (a savings of $1000 for me.). This company beat the next lowest quote by $3,600 so this was a no brainer. Matthew's company did excellent work. They were on time and professional and communicated with me the entire time. Also, Matt is on site during the process and is not just a sales man who comes for a quote then sends out a crew. The job took two days mainly due to the Villages inspection schedule. But I think this is preferable over the big companies that want to do it all in one day but are in your house from 8-8. Highly recommend if you need any sort of basement work done"

In addition to the paint, which looks great, he spent at least 10 hours repairing damage caused by my flooring contractor (and somehow managed to make an entire houseful of badly damaged trim look nearly as good as new). "Patrick came by to clean out a catch basin located in a crawl space beneath a housing addition that had not been cleaned out for many years.  We in fact were not even aware of it's existence until recently, and were interested in getting it cleaned out as quickly as possible.  I spoke to Patrick on a Friday, and he advised he would be available to come clean out the basin on the following Wednesday.  Although Patrick was approximately 40 minutes late, he was apologetic and began working on the issue right away.  He had two other employees with him, and they quickly discovered our basin was not only difficult to access but very full.  Patrick went to great lengths to make sure that the basin was cleaned and safe to continue using.  He actually had to climb down into the basin to remove enough material, and I really appreciated him taking the time to do what he said he would, despite it being a nasty job.
Patrick also recommended I have the catch basin closed off because of its outdated technology and the fortunate close proximity of my kitchen drain to the main drain line running through the basement floor.  He took the time to explain to me what that job would entail and why it was a good idea.  I felt like he was looking out for the interests of me, the homeowner, and did not feel like he was just trying to sell me something more.  It is something that I will consider and most likely do in the future, and I'm glad he brought it to my attention.  I would definitely recommend Patrick and will use him again."
