"We had a blockage in our main sewer pipe under the basement floor. It turns out we had an old flood control gate that had collapsed. It was about 80% closed, so water was not able to get out of the house appropriately. I called several companies and not only was Robert's price reasonable, he was the most knowledgable and willing to talk through the issue and the solution. Robert, Phillip, and his crew were able to break up the concrete floor and replace the pipe despite the fact that it was encased in several feet of concrete and was located right near our fireplace. It was a bigger job than we anticipated due to the original pipe being encased in much more concrete than is typically used, but they were able to take care of everything without destroying the walls or fireplace. The new pipe was put in, and the hole was patched with cement. I can't say enough good things about the planning and work that Robert and his crew did. They were skilled and professional and a pleasure to do business with. Despite the large hole in the floor, the clean up was impressive. Half way through the process when we saw just how big and difficult the job was, I felt confident that we chose the right company. This problem could have been a lot worse, and I am glad we trusted Lincoln Sewer and Drainage to take care of it. They also noticed that our catch basin needed minor cement repair, and took care of that while they were here. "Don't waste time with a bunch of estimates, these are the only people you need to do your concrete work, they are professional, meticulous in their work and priced very fairly. Rob the owner came out ON TIME, walked thru the job with me and discussed some options, code requirements etc. His estimate was professional and exact, laid out in detail, his price is set unlike others who gave me estimates based on how much gravel I might or might not need. He did everything according to Bolingbrook Code so all contractors need to follow these codes, so in reality the job comes down to experience, work quality and concrete supplier, and Rob and his workers are the best, they used Ozinga concrete a top company for concrete. First they showed up on time and worked almost non stop, I can't even recall them stopping for lunch. Everything I asked of them they did and more, including increasing the job size that same day. I had both sidewalks on each side of my garage replaced including the front door stoop pad. The day of work I asked if they would replace the final 20 feet and grill pad extending into my backyard, which was not included in the original estimate since I had originally stopped the project at my side gate. This wasn't originally included, we thought that at this point we just wanted it all replaced and without hesitation they tore up and replaced that additional 20 feet and installed a old concrete pad that was coming up out of the ground, priced at the same cost per foot for the original sidewalk, so it was easy to determine the additional cost. They did this without hesitation even though it added ultimately to their long work day. Where the original sidewalks and driveway intersected I had a sharp 90deg turn in the sidewalk that they opened up into large curves that open up the walkway into the driveway that looks incredible. In their experience, professionalism and insight, to prevent water from the gutters draining onto the driveway which is where they were draining, they took my downspouts and ran underground drain tile with pop ups in my lawn so all water from those gutters gets drained downhill onto my lawn not on the driveway or sidewalk. This was no added to the cost but part of their concern for safety of water and ice on the driveway. I had asked for a California finish which they did a tremendous job at. I believe Rob had at minimum 4 people stop for business cards and my neighbors and people walking by have commented on how nice the driveway looks. I can't say enough how precise and meticulous they are at their profession. I am sure many concrete companies do competent work but why pay nearly double as one estimate came in at, and another company cancelled one appointment, change it and was late to that and their estimate came in an email that had nothing broken down and one company had came out from Home Advisor and I never heard from them again for over a month later and they had the audacity to put in my PayPal accoun"

"I know of no other contractor who has total customer satisfaction as his top priority like Mr. Flanagan does. He is absolutely the best.
My basement sustained ankle-deep water as the result of an outdoor basement stairwell drain that violently backed up because its circa-1951 drain line led to the street storm sewer (by design). That sewer was overcome with water during a storm in the summer of 2010 that featured a tornado in my western-suburbs area. Soon after pumping the water out of my basement with a mobile pump, the mess prompted me to (once again*) call Mr. Flanagan (*His crawlspace crew had done a beautiful job finishing my dirt-floor crawlspace with a concrete floor and wall insulation a couple of years earlier).
After the basement waterproofing project described in this review was complete, however, I was disappointed with the workmanship: The concrete work looked less-than-professional (out-of-flush with sump flange and the stairwell drain, plus way too many swirl marks and splattering) in the stairwell and basement's appearance areas. In short, it just didn't look like his business's flawless concrete job that was done in my crawlspace just years earlier.
Mr. Flanagan agreed. With no questions asked, he immediately had a different crew come to my home, tear out all of the previously laid concrete and drain lines and replace it with the workmanship that he would expect his crews to use in their own homes. The re-do of the project at least had met my high expectations for its cosmetics. And, of course, I hoped it was a sufficient waterproofing solution for my basement.
Fast forward just a few short years. Affter having perhaps sustaining that 100-year event with the Chicago-area rain storm of April 17-18, 2012, while my neighbors are pumping water out of their basements, mine remains bone dry. Thank you Mr. Flanagan and Crawlspace / Basement Waterproofing Solutions for a job (design and installation) well done. Your basement waterproofing solution indeed deserves an A+.

"They arrived promptly, and got right to work. They maintained a good work pace. If they encountered a minor obstacle, they informed me and gave me my options. They cleaned up the area very well before leaving. The company that cleaned up the debris left on plastic sheeting on the lawn did a poor job (it was a contracted hauling service). I called High Tech and they were out very quickly to clean up the mess, and even offered to put sod where the grass might have been exposed to concrete dust and other particles. They were friendly and professional. Their sales person seemed very honest and seemed to bend over backwards to please me. I would recommend them to a close relative, friend, or neighbor in a heart-beat!"
