The best solution to fix a foundation crack in your basement floor depends on the underlying cause. If you just have hairline cracks from settlements that are no longer growing, the best option is to seal them with a crack sealant. If the cracks continue to grow, one edge rises above the other, or there are signs that water is getting in through the crack, a professional repair will be necessary. Resurfaced concrete can last anywhere from eight to 15 years on average. Just how long your resurface concrete driveway lasts depends on how often you seal the concrete, the amount of traffic, how well the concrete resurfacer was applied, and even the soil quality. Poor soil that led to premature cracks in your existing concrete can quickly lead to even more cracks and problems if you don’t fix the root cause of the cracked concrete.

You can seal a concrete slab by cleaning the surface, filling in any cracks, etching the surface, applying a sealer, and letting it dry. Concrete slabs don't typically need sealing, but you can use a topical concrete sealer if you notice signs of water damage. They can determine if it’s a minor amount of sinking related to normal settlement or if the issue is structural in nature. If you do have structural damage, the engineer or a foundation repair company that you hire will come up with a plan to fix the issue, which often consists of mudjacking for less severe issues or underpinning for more extensive problems.
