Our appraisers are all FHA approved and two of our appraisers have been awarded the SRA designation from the Appraisal Institute. The SRA designation is held appraisers who are experienced in the analysis and valuation of residential real estate. "It was perfect. I am a science major who knows nothing about business and even less about real estate transactions. Karyl made things easy. She explained everything in simple terms that made it less scary and easy to understand. I was concerned when she set the initial price a little higher than I wanted but she knew the market and we had offers within days of listing. At the end the property sold for more than I thought it would. There were a couple hiccups along the way but they were handled so quickly that it didn't affect the timing of the sale. The whole process to the completion of the sale went so fast it made my head spin. All along Karyl was there to explain things and calm me down. I would highly recommend Karyl to everyone who is selling their house."

Property Appraiser questions, answered by experts

Estate shutters are considered a high-end window treatment that increases home value. As previously mentioned, this project comes with an ROI of up to 75%. Shutters can also improve your home’s energy efficiency, especially if you choose PVC or faux wood shutters, which will lead to long-term savings on your energy bills.

A comprehensive smart home system can be really attractive to buyers and increase the value of your property. Components such as a smart security system, smart lawn and garden systems, and smart appliances can all drive up the value of your property.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

Your home insurance company may allow you to use an appraisal instead of an inspection when you apply for coverage. Keep in mind that despite this, an appraisal is far less detailed than the different types of home inspections available and may not reveal potential risks that you’ll want to know about.

Ensure the property is clean, provide access to all areas, and supply relevant documents, such as recent upgrades or tax records.
