"Bobby sanded, refinished, stained and polyethylene our 60 year old hardwood floors. The price was reasonable, he did go up on price after coming out for estimate, (different than quoting on phone) but was still reasonable for the job, worked us in to his schedule, finished as promised, in a timely manner. I would recommend to anyone in the Auburn or Columbus area or any where in between!"

"Harold is very experienced and knowledgeable. He was good to explain exactly the work that would be involved and what to expect. His crew were polite and friendly. I felt comfortable having them work at the house even when my husband wasn't home. The floors look great and I am so glad we did the work when we did. The only negative things that I could mention are the price, the scheduling, and the cleanliness of the job after they left. Now, maybe I am expecting too much. It's been a long time since I have had to replace floors but I couldn't believe the price. The labor wasn't as much as the cost of the flooring but I spent twice as much as I wanted on flooring. Also, there were some miscommunications about scheduling. We were up against a tight deadline and I made that clear when I booked the job. We got pushed back further than initially agreed upon. Harold did still manage to get it done in time but they had to work on a Sunday to do it. Finally, when the crew left, the floors were a dusty mess. Not to mention there was extra glue left on some of our base boards. Again, maybe this is the norm but I just think it makes a company stand out when they leave the job as clean as when they arrived. All in all, I would still recommend Harold because he is so good at what he does and he is a nice man.

"We remodeled our master bathroom. They did a great job removing the garden tub and make a new shower. They also redid the tile floor. They kept us abreast of each step along the way. We will be starting another project with them very soon."

"I got a custom shower and new floor. The crew is fantastic. Knowledgeable and listened to exactly what I wanted. They were prompt to arrive, completed the job in the time promised, affordable, respectful, they cleaned up ALL of their supplies and mess when the job was done. Took measures to protect the walkway to the area of the house where the work was completed. I really can’t say enough foot things about this company and crew."

Floor Sanding questions, answered by experts

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

A land survey defines and records the physical aspects of a property, including its boundaries, dimensions, easements, features, and sometimes topographical information. In contrast, a land appraisal determines the property's monetary value. While an appraiser will often consult a land survey to understand the property's physical specifications, the survey itself does not determine the land's value.

A boundary survey measures the boundary lines of the property, only the length of each property line and their locations. A land survey includes a more in-depth measurement of the property, including the heights and depths of the terrain measured by a topographic survey. A boundary survey is typically the most cost-effective method for marking and measuring property lines.

Land survey reports have a boatload of information relevant to several scenarios. Here are the types of information contained with a survey, though it depends on your chosen type of land survey. Exact boundaries and dimensions of a given property General topography, including both natural and artificial landmarks Location of utility fixtures, like water mains Confirmation of any easements or encroachments on a piece of property Assessment of land elevation to buy flood insurance Updated information to add to a pre-existing property map

To prepare for a land survey, you must thoroughly check your land surveyor’s qualifications, reviews, and fees to align with your expectations. When it is time for the survey to be conducted, ensure that you have all your documents organized and available, know and mark your property lines, and inform your neighbors that the survey is happening.
