"????? I highly recommend Owen Plumbing! We discovered a leak in our attic that was dripping through the ceiling above our shower, and they responded incredibly quickly. He immediately climbed into the attic, found the problem, and replaced the damaged section of copper piping. What really impressed us was his professionalism and honesty. He even brought the damaged piece of pipe down to show us exactly what had gone wrong, taking the time to explain everything. His pricing was very fair, and the quality of his work was outstanding. If you?re looking for a plumber who is responsive, knowledgeable, honest, and reasonably priced, Owen Plumbing is the one to call. We couldn?t be happier with the service"

"The remodel went over very well. He did exactly what I asked for. My bathroom is small but it’s pretty. I am interested in aging in place so he put in a grab bar when he retiled my shower. He also made the floor where I could roll in if necessary. No step up. He widened my door in case I ever needed a wheelchair. My vanity top and spigot were totally replaced. He put marble on the floor throughout and up the walls partway. New towel rods were installed. He also built a seat for me in the shower. I am very pleased. It was a message job, and took some time but it was worth it."

Toilets questions, answered by experts

The normal water level in a toilet bowl is about halfway full. The water should sit above the P trap drain because this creates a seal and suction. When you flush the toilet, the suction keeps sewer gases from entering your house through your toilet. Anytime the water level is higher or lower than half full, you need to make adjustments or replace broken parts.

Costs depend on door material, labor, additional hardware, and whether structural modifications are needed.

The biggest sign that your flange leaks is if you notice water at the base of the toilet. The cause is likely due to a poor flange installation, so you might have issues with loose bolts, an uneven flange, or a cracked plastic flange. Add a deteriorating wax seal to this, and you have a recipe for disaster. The best solution is to shut off the water valve, replace the toilet flange, and seal it with a new wax ring.

There are a few reasons why this could be the case. More than likely, your flapper is worn out and needs to be replaced. When it’s worn out, it lowers the water pressure during each flush leading to inefficient flushing. Luckily, replacing a toilet flapper is a simple repair that should only take about 30 minutes.

Sometimes, your insurance policy may cover leaking toilet repair. However, home insurance policies typically do not cover any plumbing problems. They do cover water damage caused by a busted pipe or a major leak. Some insurance companies also have riders that expand your initial coverage to include plumbing items. Talk to your agent for more information.
