We have many years of experience with most every type of roof material installation from the classic older Denver home to the expansive roofs of the suburbs to large commercial building systems. "The job did not go well. I realize times are different, companies are short-handed, and there's a tremendous demand for services. I'm willing to cut them some slack under the circumstances. But . . . Monarch is subcontracting out their work and they really don't have enough control over their subs. On several occasions, workers didn't show up when they're supposed to, which was frustrating when we arranged our schedule around them. We had to watch them constantly to make sure they were doing what we contracted them for, and constantly had to point out things they missed or did poorly. There was essentially no oversight provided by our Monarch representative. When they told us they would do something, there was a 50% chance of them actually doing it. In fact, they deceptively told us they did things they hadn't actually done. The job looks bad, and the work quality is poor. When a Monarch rep different than the one we were working with came by, he remarked that it wasn't quality work and needed to be addressed. Our rep said he'd come by to assess things himself and then never did. Ultimately, they won. They wore us down and we got sick of dealing with them. We gave up. I wouldn't recommend using them. I'd look for other options."

Plaster Repair questions, answered by experts

The short answer is yes, a sagging plaster ceiling is dangerous. Sagging plaster on a wall is something you should fix immediately, but it isn’t a major concern. If the same type of sagging occurs on a ceiling, however, you could be in danger of your ceiling falling in large chunks. When plaster sags, it loses its strength and ability to hold itself up. The bonds that hold it together are strong, though, so if a sagging area falls, it will take large pieces down with it.

Technically speaking, you can use drywall primer over plasters. However, oil-based primers work the most effectively on wall plasters. Meanwhile, water-based primers work just as well with drywalls. Nowadays, there are also universal primers suitable for drywall and plaster. Overall, you will be fine as long as you are using a trustworthy brand.

Generally, your homeowner’s insurance might only cover ceiling collapses caused by problems under the coverage, such as a busted pipe. But if the ceiling collapse resulted from owner negligence, maintenance issues, or other reasons excluded by your policy, you could be on your own. Some policies might cover damages caused by the collapse but not the repair itself. Check with your policy carrier for the most accurate information regarding ceiling collapse coverage.

Damp plaster does dry out, although the drying time depends on several factors, including the type of plaster, the surrounding temperature, moisture content, and the extent of the dampness. Sometimes, it can take weeks or months for wall plaster to dry naturally.

You can technically just paint over hairline cracks in plaster since these cracks are often harmless, but this will mostly be a waste of paint. Paint will only hide the hairline crack for a few months before it shows up again. The best solution is to repair the crack with flexible filler or joint compound before repainting.
