Our membrane roof had been replaced prior to purchase a few years ago, but still leaked. It turned out the stucco along the parapet wall had many little cracks that had been patched over with a material that was inappropriate and was now peeling. I'm a DIY guy myself, but this was a task that required professionals. "Our building consists of three owner occupied townhouses.
