"We recently had Mega Power Electric Inc install a solar system and panels. The President and provided excellent communication all the way through the process. He even met with us after installation to explain the almost incomprehensible PG&E bill. Although not the least expensive bid, his was competitive and I felt he was as interested in educating me about solar and the various types of panels and inverter systems as he was in selling a system. In general, crack fillers last for about two years on average. That timeline can be shorter if you have extremely harsh winters or longer if you live in a mild climate. Luckily, this product is pretty affordable at the hardware store (about $10 to $30) and easy to DIY, so redoing it every few years shouldn’t be too much of a hassle.

There are more pros than cons, but there are a few disadvantages to sealing your driveway to be aware of. Sealant can make the surface slippery, which can be a hazard, especially when the driveway gets wet. Look for sealants with abrasive additives to help counteract this. You’ll also need to remember to reapply your sealant every two years and budget for the expense that comes with it.

The best time to seal a driveway is during periods of mild, dry weather, typically from late spring through early fall. For the sealant to bond and cure properly, it needs warm conditions. Avoid sealing in the winter when temperatures are too low.

For optimal results, follow these guidelines:

  • Temperature: Apply sealant when air and surface temperatures are consistently above a minimum of 50-55°F. The ideal range is often between 60°F and 80°F. Avoid applying sealer in extreme heat (above 90-95°F), as it can cause the sealant to dry too quickly and improperly.

  • Weather: Choose a time with no rain in the forecast for at least 24 to 48 hours after application. Rain can wash away the sealant before it has fully cured.

  • Timing and Cost: While spring and fall offer ideal temperatures, they are also the busiest seasons for driveway sealing companies, which may lead to higher costs due to increased demand. The best specific month will depend on your local climate.

Ideally, you should seal your driveway when there won’t be rain for several days, but at a minimum, there can’t be rain for at least 24 hours. If it rains shortly after you seal your driveway, the water can wash away the sealer and render your work useless. You’ll have to wait for your driveway to dry out and try applying again. Note that some sealers—like oil-based sealers or specialty fast-drying sealers—may cure faster. Ask your contractor for information on timing before the install, and if there’s rain in the forecast, postpone the job.

The three most common types of asphalt are hot asphalt, MC cold mix, and UPM asphalt. Hot asphalt is used most often for paving and patching roadways while it’s hot and workable. MC cold mix asphalt cures more slowly than hot asphalt, but it can be used for temporary patches and repairs in low-traffic areas. UPM is also used cold, but it can be used as a longer-term fix, usable in almost any conditions at almost any temperature.
