I appraise 1 to 4 unit residential properties, i.e. Single Family, Condo, Duplex, Triplex and Quadruplex. I maintain a Residential License in good standing with the State of California, and have a modest background and a working knowledge of most facets of residential construction. I have appraised all forms of residential property, from small tract homes to large, complex, one of a kind estates. Whatever your residential appraisal needs: family, estate, tax purposes, BK, planning to sell, etc., I will provide you with a professional attitude, the expertise that comes from experience, and a timely turn around. Remember though, if this is for a loan, only lenders may order appraisal for lending purposes, not homeowners.

"I hired her because of the positive reviews I saw...but maybe they only post the positive ones! She did not measure the sq. footage herself but relied on "public records" which inaccurately listed my house as 1607 sq. ft. rather than 1075. Apparently these same public records listed my house in a different neighborhood, so she used comps from that neighborhood rather than those near my house. I tried to get her to correct these errors over a period of several months. I tried to get her to explain what public records she was using. Finally she said she had spent too much time on this and hung up on me! Very disappointed, have an appraisal that I paid for that is of no use!"
