You should put pre-emergent herbicide and fertilizer on your lawn in the spring. Pre-emergent herbicide keeps weeds from taking root. Fertilizer helps your grass to grow lush and dense and blocks future weeds from growing. You can also add amendments, such as sulfur and lime, to enhance your soil quality. 

Unfortunately, garages are one of the worst places to store grass seeds, despite their proximity to yards. Garages are hot and humid, two environmental traits that are detrimental to grass seeds. To improve your chances of success when repairing a patchy area, mow any existing grass as low as possible and loosen any exposed soil before application. It is also recommended to use a finer mulch mixture when spraying, as this will help the seeds reach the soil and root without suffocating the existing grass.
