"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance."

"We contacted her because she had good reputation on Angie's list in our area. She made a list of homes for us based on our preferences and price range, and drove us to different subdivisions since we were new to this area. That helped us get a better idea of what we wanted and we quickly narrowed down the houses on the list. We got a good deal and everything went smoothly. She was also with us and helped us during the move-in inspection.

"UPDATE: After writing this review, They reached out to me and delivered the appraisal as promised, though late. All in all, it took about a week and a half and they did a nice appraisal on my property. ORIGINAL: Needed an appraisal for my rental property and the initial call went well, they set up a time and day as expected, but they never called to confirm the day of. They did show up, did not call me when they finished, and a week later still have not heard from them and I have called to follow up 5 times."

Property Appraiser questions, answered by experts

A koi pond may add value to your home if it’s a feature sellers are looking for. Like pools, ponds can affect your property value depending on their condition, whether they’re a popular selling point, and how well they’re incorporated into your home’s landscape.

Your home insurance company may allow you to use an appraisal instead of an inspection when you apply for coverage. Keep in mind that despite this, an appraisal is far less detailed than the different types of home inspections available and may not reveal potential risks that you’ll want to know about.

Yes, installing a tennis court can be a worthwhile home improvement project that adds value to your property. The potential increase in value can range from $20,000 to $150,000, and in some cases, the return on investment can cover more than 60% of the installation cost. However, the impact on value heavily depends on the size of your property. For homes with multiple acres, a tennis court is often a valuable amenity. In contrast, for homes on smaller lots, installing a court can decrease the property's value because it consumes a significant portion of the usable yard space. It's crucial to consider your property size and the remaining usable yard before proceeding.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

An FHA appraisal is valid for 180 days from the effective date of the report. In some cases, you can have the appraisal recertified if you make your request before the original expires so that you still may obtain an FHA loan. If approved, your appraisal update is valid for one year.
