Yes, you should seal an unused chimney. Even if it’s not in use, the structure is still susceptible to moisture damage, which can lead to problems like cracks, spalling, efflorescence, and damaged mortar joints. Also, continue to get an annual chimney inspection to prevent other issues with the structure.

A chimney liner is a good thing to invest in regardless of if you have issues or not. Chimney liners increase the safety of your fireplace. Without a chimney liner, the gasses that get emitted during burning could eventually damage the masonry and create a major fire hazard in your home.  

Chimney crowns may be stone, concrete, or metal but most crowns are made of concrete. It’s not recommended to build chimney crowns with mortar (which is different from concrete) due to it’s weaker composition (especially when exposed to the outside elements). Most chimney crowns are custom made to fit your home’s specific chimney.
