It's a maintenance were I pay a deductible and then if they can't fix it they buy me a new one. they charge me a certain amount every month so it's automatic payment so I don't have regular contact with them unless I need them.

Now I will tell you they may have change names. There is a small deductible they come and they, it would be your washing machine it can be your refrigerator it can be your stove it's anything electrical in the house any appliances and if you have a problem you have certain phone number you have to call they get back with you immediately which is a really good thing and then they tell you who you are suppose to call to set up the appointment and they always go back and double check to make sure that I was satisfied with the service.

I've been with them since I got the house in September 2013. The home warranty came with the purchase of the house just in case I had any problems with any of the appliances or any issue. That's when I had a problem with the heating. That was the first time during the cold winter of I believe 2014 and again I had to use the home warranty again for the heating service in 2015, that's why I had one of those companies when I had an issue with the plumbing. They came out as a result of the home warranty. They also replaced my washing machine that's why Angie's List probably had me down for some other company for the washing machine. So every time I used them they provided the services without any issue so I would recommend them as a home warranty company. It's a pretty reliable service. I didn't have any issues when I had to have things repaired. They sen out people as soon as possible. They always addressed my issues. They called for feedback afterwards to see if I was satisfied with the service. I like the home warranty plan and I will sign up again this year.

I've had to use them a couple of times and it was good. They give you like a 48-hour turnaround after you call them to put in the claim. They call after 24 hours. It wasn't bad, but sometimes you need stuff done right away I think. Sometimes when a person comes, they need to order parts and then you have to wait till the part comes. And then I had to take off another day when the part came. That was a little inconvenient. I keep them because it covers everything in your house, all the major appliances.

They had the best coverages for what was messed up on my house. They're decent, but they seem to go more with the national chains instead of local companies. My overall experience with them has been good. Anytime I've had problems, they've gotten them fixed. They handle complaints, and they do dispatching pretty darn quick. Their prices are average. Anything above standard plumbing and stuff you have to pay a premium. They deliver exactly what they say. They're very responsive.

I had a maintenance contract with them. My oven broke. They sent someone out to fix it. I had to pay fees. I covered all the fees. The man never came back. I called to follow up with them. They are telling me They can give me a buy out for my oven and stove, they buy out they were offering is $52.69. The money was not adding up. My contract covered up to $10,000 and they wouldn't cover me for $192. To me it seems that there company is fraud and I would not recommend them to anyone.

The turn around as far as getting the vendor to come out and do the service. Overall I find it's a good experience I feel that the amount that I pay for my service is within my economic standings so base on that, that's good, overall I haven't had any complaints but one so and I have been using them for now nine years.

American Home Shield got me to stay with them on the premise that repairs would be done by a second company--NOT ATR, given my poor experience with them. American Home Shield also said they would reimburse me for the material for the repair as long as I sent them the receipt which I did via email. I have tried to contact the person I originally spoke with and am still waiting for the refund and have heard nothing back. I've tried contacting them via email and phone and left numerous messages to no avail. I would highly recommend staying away from this company! P.S. the property mentioned is a property that was up for resale.

My major issue with them is first, punctuality, they don't keep any kind of appointments on time and they don't give you any so they don't come right away. They lie on their advertisement -- people call and they come right that same day -- that's a negative, that's not true. They cash out on every claim that I called them, they cash out, meaning they didn't pay for the work done. We had air conditioning problem over the summer they had us extend the air for 90 degree plus temperature for three weeks and then at the third week they told us that they couldn't pay for it, so I wouldn't recommend them to nobody.

It didn't turn out good. The person who they sent to do the heat pump, was a scam, and created a make work, that would have me pay 2000 Dollars in cash. That was absurd. I didn't have them do any work. I will use them as long as I have insurance.

What stands out is that they are available 24 hours a day. It's either they call me or I call the person and I usually have service within 2 or 3 days. They just raised the copay from $95 to $99. Everything was fine. They were pretty responsive. The group that came over was good.

On July 25th I contacted my now former warranty company, american residential warranty for service with plumbing issues. A plumber was sent and services were not rendered properly nor was my water issues completed. I then contacted residential again on 7/28 again to try to get my on going plumbing problem corrected. Told by american residential warranty that a plumber would not be available until NEXT Tuesday 8/6. Now I have water raining down in my basement and flowing in my kitchen any time water is used in my main bathroom "really" next Tuesday. Which should also explain why residential warranty is my former warranty company, terrible customer service. After then cancelling my contract with american residential, I contacted the next plumber which was solo flex enterprises, which actually turns out to be not only the handy man from h***; but no proper plumbing skills and no licence. He wanted to charge me $200 for placing a 12x12 hole in my kitchen wall after spending two days in my home with no results and continued water issues. solo flex also continued to change return time the second day from 9am to 11am then finally possibly 1pm. So I made contact with High Tech Warranty. First, I have received excellent customer service. I explained about the terrible service from residential warranty and the handy man from h***, SoloFlex. High Tech step up immediately, contacedt Fottlani Plumbers. Fottlani Plumber-Olu arrived at noon the same day 8/3, located my issue within 20 minutes, capped the area and the problem was solved. HighTech followed up after the service call was completed to ensure I was a satisfied customer. I am with both HighTech and Fottlani Plumbers. I would recommend High Tech warranty as your company of choice for home service needs, as well as for fast, timely and efficient service.

The tech responded a few days later and could see the leak, but unable to get to a compression fitting to tighten it because he couldn't get the handle off. related he had not worked on the older tub and shower valves and did not know what to do. His job was to evaluate the problem and report back to the home warranty company, not fix the problem. He collected the deductible 100.00 and said they would call. Livegreen plumbing did not submit anything to HMS and did not keep the job number on file. they relate that they came to the residence for a sump pump and can't help with the tub and shower valve. the lady that answers the phone said she would talk to the technician but never did and after repeated calls, relates she doesn't know anything about the claim or work that needs to be performed. unskilled, unprofessional and will not be used again. don't risk wasting over ten hours of your time to deal with such a company.

What can I say - the home warranties are really a gimmick. They contract inferior subcontractors that go through the motions to tinker with the problem. They never would schedule appointments in a timely manner. I would not be persuaded in the future by the guarantee or "safety net" supposedly offered by HMS in the home sale - I would not rely upon it after the home inspection, and I would certainly never allow the costs to be passed along to the buyer. In short, the assurance of such a warranty is deceptive, and should be immaterial to the sale of the home. Sellers should know that an educated buyer (I am now) is wise to the irrelevance of the warranty in moving the home.
