"We hired Ed to replace a damaged section of drywall ceiling in one of the bedrooms in our house. He came out quickly to give an estimate, started and finished the work when he said he would, and was very pleasant to deal with. We were very happy with the results, and he stayed at the low end of his original estimate. He even painted the finished job, which hadn't been part of our arrangement -- it was a big help to us. We'll definitely hire him again. "
"Needed scaffold for my very high ceilings in dining room. Great job finishing with plastic draped in areas, so I had very slight amount of "white dust" from the drywall finishing. He was delayed to my job, but always called to say would be late, and communicated when he could come. (It was not a rush job for me and I let him know that up front.) "

"The furnace took 4 days to get approved( not counting a Sunday) the others were quick but the water heater had to be ordered so without hot water for a week. One ceiling fan was easy but within a year their policy changed and They would not install the one I purchased and had to get a new one approved and then ordered online and took several weeks to get straightened out. Not sure who was at fault, AHS, installer or scheduling with renter. Fee is usually $75 per visit"

On average, repairing a ceiling costs anywhere from $450 to $1,750. However, there are many variables that can impact the price of this project. For example, the type of ceiling material, type and extent of the damage, and local labor rates all affect your costs. Holes and cracks are less expensive to fix, while structural issues and water damage are pricier problems.
Knockdown hides imperfections better than orange peel due to its thicker, more varied pattern. The valleys and peaks make flaws less visible under lighting. However, note that knockdown walls will collect more dust and dirt, so be prepared to wipe them away more frequently than you would with orange peel.
Professionals handle heavy lifting, proper disposal, and recycling, reducing environmental impact.
Priming a popcorn ceiling before painting is a good idea, especially if the ceiling is stained, discolored, or has never been painted. Interior paint primer helps seal the surface, preventing stains from bleeding through and allowing the paint to adhere better. Use a stain-blocking, water-based primer for best results.
In most cases, it is worth removing popcorn ceilings because they are considered outdated and can make a home more difficult to sell. Buyers typically prefer a smooth, modern finish, so removing the texture can increase a home's value and appeal. The necessity can sometimes depend on the housing market; in a competitive market, buyers may be more willing to overlook minor renovations. The most critical factor is the potential presence of asbestos, which is common in older popcorn ceilings and poses a significant health hazard if the material deteriorates. If you know your ceiling contains asbestos, you are required to disclose this when selling, which can be a major deterrent for buyers. In this situation, it is highly recommended to have a professional remove or encapsulate the ceiling to resolve the issue before it impacts the sale.
