My primary business is consulting on buildings that have construction defects that allow moisture intrusion, rot, mold, etc. I also work with builders on new buildings to assist in the sequencing and selection of products to prevent moisture intrusion, promote long-term building performance, ie., concrete curing, roof flashing, window and door installation, moisture barriers, basement waterproofing, etc.

You shouldn’t directly paint over an oil stain on your asphalt driveway. While painting over might visually conceal the stain, the oil will continue to damage the driveway. Once you’ve noticed the oil stain, it’s important to thoroughly remove it within the next few months since oil stains only take six months before they begin to damage the structure of your asphalt driveway.

The costs range from $0.15 to $0.50 per square foot, depending on the asphalt condition, sealant type, and labor.

Instead of a set number of types, asphalt comes in variations designed for different needs. Some are categorized by temperature—hot mix, warm mix, and cold mix. Others are sorted by composition, like dense-graded, gap-graded (such as Stone Matrix Asphalt), porous, and mastic asphalt. There are also modified versions with added compounds like polymers, rubber, or emulsions. Instead of focusing on a number, it may be more useful to understand how contractors customize asphalt for durability, climate, and traffic conditions.

Commercial lots should be sealed every 2-3 years to prevent cracks and weather damage.

Ideally, you should seal your driveway when there won’t be rain for several days, but at a minimum, there can’t be rain for at least 24 hours. Note that some sealers—like oil-based sealers or specialty fast-drying sealers—may cure faster. Ask your contractor for information on timing before the install, and if there’s rain in the forecast, postpone the job.
