"Started out ok, gave good sales pitch and seemed knowledgeable but then it was all downhill. Save yourself the headache and stress, go with a different contractor. The project started 2 mo behind schedule and finished (mostly) 3 months behind schedule. We were told we could use the subcontractors of our choice but when we tried, he found fault or did not communicate with them. Sweetwood gave the wrong plan to the concrete crew so the house was made bigger then it should have. He (Leon) did not tell us and we found out by measuring the walls on our own. We had to double check almost everything. Subcontractors were not scheduled timely and we often had to call them on our own for updates. We had said several times it was important to us to have the house closed in timely. The framers he brought in took over 6 weeks to do the framing (originally estimated at 3 weeks). Then it took them 4 weeks to return to complete the deck as it was left half finished. Sweetwood could not get anyone to put siding on our house and the siding materials were in the driveway for 6 weeks before my husband did it himself. The list of problems we found with our house is too long to list. When brought to Sweetwoods attention, we were told it is built to "industry standards." They say they do custom closets, well the shelving in our closets is custom, it looks like it was cut with a chainsaw with all the rough edges. There were bills that were not paid and Sweetwood tried to place blame with our title company. After review, it was on Sweetwoods end. Don't trust the Facebook or google reviews as they do not make public the non-favorable ones. The positive reviews are written by family and friends."

Home Building questions, answered by experts

Yes, most general contractors require a down payment for project completion. A reasonable down payment for a contractor is 10% to 25% of the total project cost, though that will vary based on project size and location. The down payment helps cover the upfront costs of materials and permits and helps ensure payment for the project at hand.

Building a new home can be more expensive than buying an existing one, depending on the housing market in your area. Many homeowners still find that building a new house is worth the investment as they can choose the exact layout they want, as well as to choose their own floors, wall coverings, appliances, and finishes. If you live close enough to the build site, you can also stop by to check on the builder’s progress, which can provide some peace of mind that the project is worth it.

The national average cost of a building permit is about $1,600, but this number includes extensive renovations. Homeowners typically spend between $150 and $2,000 in general on one or multiple permits for their project. Conversely, permits for simple projects, such as minor electrical renovations, could cost as little as $10.

Home additions cost between $22,000 and $84,000, with the average addition totaling $51,000. Project costs can vary greatly depending on the type of addition and the required work to complete it. Homeowners can expect to pay between $80 and $210 per square foot for an addition. Conversions of existing space will sit toward the lower end of that range, while bump-outs and new construction add-ons will push toward the higher end.

Due to the expansion of the tiny house movement, you can usually find tiny houses to buy in your state. Prices range considerably based on size, style, and type. If you’re looking for a tiny home that’s move-in ready, you may be able to find a good deal to buy or a prefab dealer near you.
