I can't speak highly enough about Ben Sullivan and his crew. My house was in need of having the shingles replaced due to a leak caused by poor workmanship (previous owners - work not done by Ben). I contacted Ben to give me an estimate to repair my roof and replace siding. He arrived on time, inspected my roof and siding. The roof was worse than I feared and Ben took the time to explain not just what but why and how things should be done. A couple days later, we agreed on a price and schedule. Even though he was booked solid, he made the effort to accommodate the schedule I needed.

Ben's crew did an outstanding job, removing the old siding and shingles without causing damage to landscaping. I was also very pleased at how well they cleaned up afterwards. I have heard horror stories about finding nails, etc years after having this type of work done. This was not the case with Ben and his crew.

The roof was replaced in a timely manner and turned out fantastic! The siding took a little longer than planned due to weather but Ben and his crew were there when they said they would be. The guys worked steadily even when Ben was not personally there. I was in fact, pleasantly surprised to see how often Ben was actually there, not just supervising but also doing the work. I know what is involved in running a company, so I was very pleased at his participation.

As with all projects, there were a few hurdles and the unexpected such as window casings but Ben gave his advise and discussed each one. He went the extra mile to make sure everything was done right without charging an extra arm and leg!

The house is now finished and I am very pleased. The quality of the work and the professionalism of Ben AND his crew was outstanding. I would highly recommend Ben and plan to have him do more work for me in the future.

"At the end of the inspection I was positive that I was not going to use him. He gave me like a huge laundry list of things that needed to be done. After he was finished he said that it would cost me $15000. There was no way all of this going be $15000. It was like these little things he tarried about because he wanted to get paid as the coupons were so cheap. He had no suggestions about minimum cost. The thing about him was he did not give us any options, everything he gave was for us to do things. There are always levels of priority and I did not get anything at all from him."

"The inspection was performed by a sales representative.  Though he was very professional, I felt that I spent the $79 basically to get an estimate for future roof work, which might have been available for free.  There was one part of the estimates provided that I wanted to get done right away (extending a bathroom vent which vented into the attic to vent through the roof and spraying for mold). However, when I emailed the person, he called back to say that it was too small a job and they weren't interested. That didn't make me happy and made me less likely to do the more extensive work later with this firm.

"Work was done in one long 13 hour day. The contractor selected by Sears (Reliable Air Mechanical, San Jose, CA) had a few surprises that delayed the completion, but they stuck through it and finished on the same day.

The price was steep, but what convinced me to go ahead with it were 2 factors: (a) the salesperson identified a problem I knew I had regarding the return vent and worked it into the quote, (b) Sears credit was available with minimum payments for 2 years, no interest.

The project manager from Sears was pleasant on the first few interactions, but became very agitated and aggressive when I insisted on not releasing final payment until the work passed inspection by the city. Guess what? The work was fine and it did pass inspection - there was one small clarification that I resolved personally with the inspector and did not need neither Sears not the installer get involved.

However, it seem extremely odd that a Sears would bully customers into accepting work that required a permit and that has not been inspected. I would not use them again for this reason - I would call the installer again for sure for future work, but not through Sears."

Chimney Inspection questions, answered by experts

Meshed fiberglass tape is your best option if you want to tape up a leaking ceiling. Even then, that is not a permanent solution and you need to address the root cause of the leak. Also, you still need to apply drywall material on top of the tape and repaint the ceiling, instead of leaving the tape exposed as-is. Finally, this method only works on minor leaks and as a band-aid solution.

Whether replacing the entire roof or just installing roof shingle replacements in small areas, always pull up the old roof shingles. While you can technically put new roof shingles (but not other roof materials) over old shingles, this can add weight strain to the roof and prevent the new shingles from securing properly to the roof.

Fall is widely considered the best time of year to replace a roof. The moderate temperatures are ideal for roofing crews to work and for new shingles to seal properly. Additionally, autumn weather is often drier, reducing the risk of weather-related delays compared to the rainier spring season.

While spring is also a viable option, the higher chance of rainfall can slow down the project. The main drawback to a fall installation is that it's the peak season for roofers, which can lead to higher prices and scheduling challenges.

To potentially save money, you could consider scheduling your roof replacement during the summer or winter off-seasons. However, both seasons have significant disadvantages. Extreme summer heat can make shingles too soft to handle, while winter's cold, snow, and ice can create dangerous working conditions and prevent shingles from sealing correctly, as they typically require temperatures above 40-45°F.

Identifies potential damage and prolongs roof life by addressing issues early.

Hail damage on a tile roof looks like chips, cracks, and dents. Some roof tiles may break off entirely in harsh hailstorms. Hail can cause tile shingles to shift and loosen, leading to less protection from water and the elements. Loose tiles can also pose a safety risk to people, pets, and property below.
