I would like to introduce my company and myself. I have been in business for forty-three years. In the equine and livestock industry. In that time I have appraised commercial farms and ranches, commercial recreational property. The largest, of being on a team that appraised Yellow Stone Park Co. For the U.S. Park Service. I have spent many years personal property and Livestock. \n \nIn my retirement from the equine industry as a professional furrier and manager of commercial and recreational equine operations. I am moving into that of rural and small town real estate appraiser. I have traveled three back roads of the counties I will be working in, talked with and done business with the people who do business in those areas for years. So I have a keen understanding of the people [, the area, the demographics and value of the Real Estate. \n \nI am a licensed Wisconsin Appraiser 1520-004, licensed Wisconsin Judge for State and County Fairs, Certified licensed & Livestock Appraiser, Certified personal property appraiser. I also am a member of appraisers in Wisconsin work together to provide superior service to lenders. We share 8 data bases, of which we belong to within the state, as well as, several other areas available on the internet. We share information with each other, consult on problems; that may arise on the assignments. We range from licensed appraisers, to certified appraisers, to general certified appraisers. We also share appraisal assignments, if we get an assignment in another areas, we call and see if that appraiser wants to do it on and have the appraiser contact the lender. \n \nMy turn times are 234 to 48 hours after inspection on subjects that pose no problems. \n \nIf you would like additional information or would like a complete copy of my rates, terms and conditions sheet, please contact me. \n \n

Property Appraiser FAQs, answered by experts

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.

The average cost for a home or property appraisal is about $355, with prices typically ranging from $250 to $500. The final cost is influenced by several factors, including the property's size, age, location, and how it compares to other homes in the area. Appraisals for larger, older, or non-conforming properties often cost more. While a single-family home appraisal usually costs between $300 and $400, appraising a multi-family home can range from $500 to $1,000 due to its increased size and complexity.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal.

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.

Whether a scullery is worth it depends on how much you like to cook and entertain. If you frequently host gatherings—a scullery is likely worth the money. If you’re looking for ROI, it’s not so clear. It may not add significant value to your home, as it doesn’t increase square footage and may repurpose space that a buyer would have preferred to remain as-is (like a laundry room).

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.
