Since I wasn't there, I can only state that the report discovered more issues that needed to be addressed than the viewing of the unitshowed. It was important to find this out and correct the problems.

Reis was excellent, professional, down-to-earth, knowledgeable and communicated well. She explained the areas that needed attention without getting too technical or talking down. The house is 25 years old.

Mr. Reis Pearson was knowledgeable, friendly and obviously working for us. She was great to work with! I loved the fact that she is a woman!

This is our first home purchase, so we have no particular frame of reference about what constitutes a good home inspecotr, but Reis was prompt, professional, friendly and educational. Additionally, since she was local to the area of Seattle that we we're buying the house in (West Seattle), she was already familiar with the builder, their work and their commonly used building materials (the builder has built similar townhouses in the area of the last year that she's inspected). This was relatively important because the roof on the townhouse is not accessible. So, her previous experience with the builder allowed her to already know what type of roofing material was in place, as well as an opinion of the quality of their work. Reis provided numerous tips, suggestions and explanations (in layman's terms) for maintaining the house. Also, since this is newly constructed and has yet to really be exposed to the outside elements, she recommended a one year follow-up inspection which she offers for $75. We're fully planning on contacting her for this.

They were excellent. They were on time, they were very thorough, and she was able to see what was going on. She was up on the roof, she was under the house, and she was just very thorough. She explained everything to me which I appreciate because I don’t know anything about construction or house building. She was actually here before we were. I would definitely use her again.

Reis was wonderful. She was flexible when we needed to change our appointment, she showed up early and worked with the water district to get the water back on, and immediately began correcting the leaks that came about from errors that had been left by the person who winterized the property. She walked through the home with us, inspecting and educating for about 3 hours. We learned a huge amount about the property and the maintenance and repairs we can do to keep the house in the best condition possible. After the inspection, Reis sent us a detailed report 24 hours after the appointment, and was available by email for questions and referrals. She provided far better service and education that I expected, and I will highly recommend her to all my friends and family.

Reis was incredible - very thorough and detailed in her inspection of the home and very easy to work with. She walked us through every element of her inspection and captured the details in a comprehensive written report. Exactly what we wanted in evaluating the purchase of a 70-year-old home and she exceeded our expectations!

Our home is now 40 years old. We have lived here for almost 20 years. I have been wanting to have an inspection for the past couple of years, but never got around to it. This winter we had several water marks and an active leak show up on our ceiling. We had 3 roofers give estimates for both repairs and a new roof. To decide between a repair and a new roof, we called 2 home inspectors to get a non-roofer opinion, and to find out if our house needed other costly repairs. The 2 inspectors were the same price. We chose Inside Out because they were able to do the inspection sooner (in less than 24 hours) and applying their Angie's List coupon, the price came down. They did a great job of explaining their findings to us during the inspection. We had the written report emailed to us that night. We had a few additional questions which they responded to quickly. I am confidant that any other questions that arise they would also respond to quickly, even though they have been paid, and the Angie's List Report has been submitted.

We've used Reis twice before, so this was our third time. Each time she was very punctual to the appointment (showed up early each time) and had even done some visual inspection of the outside of the house before we arrived. On the two prior houses, Reis pointed out items that we didn't notice before and ended up being significant issues (which eventually caused us to back out of both deals). The most recent inspection we did was on a fairly large house (>4,000 square feet), yet she still went through it in detail and explained everything she found. Because of her attention to detail on every little item in our prior inspections (as well as pointing out the small issues that could become larger ones if not properly taken care of), we had a lot of confidence when she told us there were only a couple minor things on our current house that needed to be fixed. She was also extremely quick on getting us the inspection report (on all three occasions we received the report within 48 hours). She also pointed out recommended maintenance tasks in addition to the problems needing to be fixed right away. As first time homebuyers this was a very helpful extra bit of information for us to get out of the inspection. I would definitely recommend Reis to my friends and family, as well as anyone else needing a home inspection.

The inspection started at 8 am and we were done at noon. Reis made sure to look at all aspects of the home to make sure my client knew what they were getting into. She writes a very thorough report and details all aspects of what she finds...no matter how minor the issues are. Great service, very professional and on time.

She was very informative and gave a detailed report of the issues she found while inspecting our home. She gave us all the the highs and lows of our house so we can make and informative decision to continue with the purchase of this property. We were really happy with her information and her ability to teach us about the different aspects of how the home is built and maintained.

Reis inspected our home prior to purchase and she did a fantastic job. She was on time and very professional, and conducted a very thorough inspection of our entire home, including our detached garage. She identified specific areas of concern and talked to us not only about the fact that they were a concern, but also why they were and how to address the issues appropriately. The home was built in 1941 and has of course been remodeled several times over the years. Reis took this all into consideration as she described various aspects of our new home to us and what kinds of things we should keep a close eye on. Two short days after the inspection Reis delivered an incredibly comprehensive report to us, both in hard copy and electronic forms. We have referred back to the inspection report several times to get information about specific things in our home (how old is this thing, how much longer did she say that thing would last....) We have found our inspection report not only to be an important step in our home-buying process but also a reference tool that we go back to over and over. Reis suggested in our inspection that we replace both the roof our of home and the furnace. We were able to negotiate great terms with the previous owners of the home in the closing process and moved into our house within a month with a new roof and a new furnace. I'd highly recommend Reis for your home inspection. We will certainly give her name to everyone who asks us and if we're ever in the market for a house again, she'll be the first inspector we call.

Reis was kind enough to schedule a last minute appointment. I wasn't looking for a full inspection or report. I just needed someone to come and look at what appeared to be water damage and see if they could tell me the potential cause(s) and give some advice. I realize this isn't typically why you hire an inspector, but was in somewhat of a desperate situation. Reis came at exactly the time she said she would, took a look at the area of concern and let me know there was indeed a problem and suggested the next steps for me to take. When I asked for an invoice so I could write her a check, she said, "I was here 5 minutes, don't worry about it." Reis is the consummate professional. She's honest and to the point, which as a business owner myself, are qualities I look for in other professionals. We're looking to get the little things around our house fixed up so we can buy another house in a few months. We will absolutely hire this company for the inspection of our new house - which we should have done in the first place at our current home.

Inspector (Reis) arrived on time and was very professional. After her inspection, took us through and pointed out safety issues and concerns. Answered all questions and report was received 1 day later. Report is very detailed; We would use her again.

Issues that we later found that did not come up in the inspection, some of which probably no inspector would have found, but some of which should have been noticed: flooding in the basement due to a blocked downspout, several electrical outlets that don't work, a broken window that falls sharply like a guillotine, a set screw on the tub (she did find this in her inspection but in the re-inspection didn't check to see that it had been installed, which it hadn't).

Reis showed up early and already started looking around the exterior of the home. Very quickly she found some concerning issues with the roof. We walked around the exerior of the home and she pointed out all of the issues she found. I really appreciate that Reis will not only point out what she found as an issue but she'll explain what you should expect to see vs what we are actually seeing. Reis inspected the remaining parts of the home, the garage, electrical system, heating system, the attic (she was like a ninja getting into the difficult attic hole. Finally we came to the crawl space. Unfortunately she had to stop before completing the inspection due to large amounts of standing water in the crawl space with evidence of rodent feces. She offered to return to complete the crawl space inspection after the seller cleaned out the area for a small fee ($50). This was the second time we have used Reis and if this home deal does not proceed, I will certainly use her on my next home inspection. She is awesome folks!
