On the day of the appointment, Reiss and Kelli arrived on time, and explained things to my real estate agent before I arrived. After I arrived, they explained everything to me, too.
Reiss and Kelli did an extremely thorough inspection of the large home. Siding, roofing, crawl space, plumbing, electrical, and on and on.
I was very impressed with their knowledge of building requirements! Reiss caught things that I would never have noticed. She told me that her job was to be very "picky", and I really did appreciate that.
Both Reiss and Kelli were great about explaining what they'd found, in language I could understand, and let me know the most important things to be aware of, along with all the other things they had found, while we were still at the house.
They sent me the entire inspection report in a very timely manner.
I would most definitely refer my friends and family to Inside Out Building Inspections!
Some of her findings from the walk around the exterior include:
She noted missing weep holes in parts of the brick facade, missing or improper flashing where the wood sheathing and brick meet, and even found a section where it appeared that an entire row of brick was missing. She identified areas of the back patio that had an improper slope towards the house and confirmed water intrusion into the basement and a concrete storage room underneath the patio. She discovered the basement windows were single pane and did not have safety stamps or tempered glass, something important when you have small children who could fall into the window wells and break the glass. She also noted that there were missing pickets on the railings and an absent railing where there was a retaining wall and a drop in elevation of more that 15 feet. Also found that the exterior electrical outlets were not GFCI and when later looking at the breaker box, not connnected to a GFCI breaker. She also found that the chimney

She noted probable asbestos insulation on the heating system pipes (house has radiant heating) and good probability of asbestos tiles on the rec room floor. Kelli also found numerous issues with electrical such as improper and multiple bond wires, neutral and ground wired to the same buses, outlets with reversed polarity, open wires in uncovered junction boxes hidden in cabinets or closets. There were several shutoff valves in the water system, but she was unable to determine which one was the main shutoff to the house. She pinpointed several safety issues related to the gas boiler and gas water heater venting and also found heavy creosote buildup in both the basement and main floor fireplaces and chimneys.
The list of findings could go on and on. The inspection took Kelli nearly 4 hours to complete and she gave us easy to understand summaries of her findings when she finished looking at each building on the property. She apologized for taking so long, but we were extremely please because she took the time to check things out, and there were a lot of things to look at, decipher, and understand at this property. We would have been worried if the inspection process had only taken an hour or so because many issues and potential problems would have been missed. Because of Kelli's attention to detail, we feel we have a very good idea of what needs to be addressed at this property and whether we should move forward with our purchase.
When we received her final report the following day, we were amazed at the detail and all the pictures that clearly identify the issues.

was looking for in a house, and to answer my real questions: would this house be a good value for me, with my particular desires, resources, and skill set? What needs to be done right away, and what can be deferred? She also gave (orally) a general, ballpark idea of what the repairs would cost, and there was a huge, unexpected difference between the two houses that determined my buying decision. It was well worth the price, and saved us far more than it cost.
On the first house my husband and I were present, and she showed us what she was finding as she went along, and answered our questions. On the second house we were unable to be present, but we sent her some questions and points of concern in advance, and after we read her report, she answered additional questions by phone.
She is a natural teacher, in addition to being a skilled professional, and it is clear she wants to assist her customers to be competent homeowners who can preserve the value and livability of their homes.
I received the inspection reports back and they are very thorough; detailing problems that would come up when we sold the houses, each inspection included pictures and explanations of what needed to be fixed and any issues with the houses that are not up to code.
From my first contact with Inside Out Building Inspection to my last they were very professional, punctual, and easy to work with. I would recommend them for residential inspections.
The sewer scope team was very efficient and also walked me through the inspection once they had everything set up. I got a DVD of the scope and a written report.

He was extremely fast about getting our inspection report to us, as well - it came in the very next morning. We received a full report and a shorter summary. The report has helpful codes next to each item to let you easily see what areas are safety concerns, what areas are conducive to pests, etc. Ryan included lots of pictures and he added many arrows and notations so it's extremely clear what you're looking at. He even included diagrams so that we could compare how something was installed to how it should be installed.
Additionally, they take online credit and debit payments, so payment couldn't be easier. You can even allow your real estate agent to log in and view the report or forward the report to anyone you'd like directly from the site. The only downside is that the website doesn't function very well on Android tablets but that's such a small problem that I don't hesitate to wholeheartedly recommend Ryan and Inside Out anyway.
