Reis has been a true pleasure to work with. We were nervous as first time home buyers, but he patiently walked us through the inside and outside of our home and gave us thoughtful suggestions on the repairs. His enthusiasm for what he does made the process fun and we came away much more informed home owners. Without question, we will be using Reis again in the future.

My sister had contracted with Inside Out and Reis Pearson to do her house inspection. I was impressed with the professionalism, level of detail, transparency, honesty, and the willingness to explain everything that she saw and did. So of course, when it was time for our house inspection I had to go with Inside Out again. Greg Kircher did our inspection. Again, the professionalism, level of detail, transparency, honesty, and his willingness to take the time to explain everything he saw and everything that he did was outstanding. We left the inspection knowing exactly what we need to ask of the builder (new construction), the life expectancy of the houses systems and components, and even provided us guidance on maintenance routines and frequency. Our builder recommends a re-inspection at 10 months to address home warranty items. I look forward to having Reis or Greg back out to perform the re-inspection.

Reis was our inspector. Super knowledgeable and very straight forward. She is based out of Seattle and came all the way down to GRAHAM for NO additional charge! We had a blast talking with Reis about the home and general home stuffs. I have recommended her to our friends and family for future home inspections.

On the day of the appointment, Reiss and Kelli arrived on time, and explained things to my real estate agent before I arrived. After I arrived, they explained everything to me, too.

Reiss and Kelli did an extremely thorough inspection of the large home. Siding, roofing, crawl space, plumbing, electrical, and on and on.

I was very impressed with their knowledge of building requirements! Reiss caught things that I would never have noticed. She told me that her job was to be very "picky", and I really did appreciate that.

Both Reiss and Kelli were great about explaining what they'd found, in language I could understand, and let me know the most important things to be aware of, along with all the other things they had found, while we were still at the house.

They sent me the entire inspection report in a very timely manner.

Very prompt, professional service. It was amazing how much the inspector from 10 years ago missed on our house! Kelli was extremely thorough, and provided an easy to understand/follow report. She even knew reputable contractors in our area who can address the issues she found and provided their contact info. I would definitely recommend this company's services.

Reis did a very thorough job of inspecting the new construction property.  She spent the better part of 1/2 a day and with the report we were able to negotiate a little more with the seller.  The seller stated that our inspection was VERY thorough and was commented on by her family and friends when they saw the report.  I would definitely recommend this company to any buyer or seller.

We hired Reis from Inside Out Building Inspection after a negative experience weeks prior with home inspector on a different house we made an offer on.  Based off the great Angie's List reviews, we hired Reis to perform the home inspection. She arrived early and spent the next 4 hours inspecting ever possible inch of the 1200 square foot rambler.  Reis was punctual, professional, informative, and thorough during the inspection.  I received a 33 page report with color photos the following day.  The information she provided in the report was valuable and helped inform us of many costly issues that our previous home inspector would've overlooked.  We had prior knowledge of this property since we had been renting the home for almost two years. Not only did Reis provide a comprehensive home inspection report, she also fixed the gas fireplace and garage door during her inspection.  Truly went above and beyond in my opinion.  You get what you pay for and you shouldn't pick a less expensive option when it comes to hiring a home inspector when you're looking to purchase a home.  In the end, the seller wasn't willing to fix safety issues involving electrical and structural, so we decided not to purchase the home.  I wouldn't hesitate to hire an inspector from Inside Out Building Inspection again.

Kelli arrived early and did a complete walk around of the main house and summarized the issues she found even before entering the home. 
Some of her findings from the walk around the exterior include:
She noted missing weep holes in parts of the brick facade, missing or improper flashing where the wood sheathing and brick meet, and even found a section where it appeared that an entire row of brick was missing.  She identified areas of the back patio that had an improper slope towards the house and confirmed water intrusion into the basement and a concrete storage room underneath the patio.  She discovered the basement windows were single pane and did not have safety stamps or tempered glass, something important when you have small children who could fall into the window wells and break the glass.  She also noted that there were missing pickets on the railings and an absent railing  where there was a retaining wall and a drop in elevation of more that 15 feet.  Also found that the exterior electrical outlets were not GFCI and when later looking at the breaker box, not connnected to a GFCI breaker.  She also found that the chimney
Some of her findings inside the home include:
She noted probable asbestos insulation on the heating system pipes (house has radiant heating) and good probability of asbestos tiles on the rec room floor. Kelli also found numerous issues with electrical such as improper and multiple bond wires, neutral and ground wired to the same buses, outlets with reversed polarity, open wires in uncovered junction boxes hidden in cabinets or closets.  There were several shutoff valves in the water system, but she was unable to determine which one was the main shutoff to the house.  She pinpointed several safety issues related to the gas boiler and gas water heater venting and also found heavy creosote buildup in both the basement and main floor fireplaces and chimneys.
The list of findings could go on and on.  The inspection took Kelli nearly 4 hours to complete and she gave us easy to understand summaries of her findings when she finished looking at each building on the property.  She apologized for taking so long, but we were extremely please because she took the time to check things out, and there were a lot of things to look at, decipher, and understand at this property.  We would have been worried if the inspection process had only taken an hour or so because many issues and potential problems would have been missed.  Because of Kelli's attention to detail, we feel we have a very good idea of what needs to be addressed at this property and whether we should move forward with our purchase.
When we received her final report the following day, we were amazed at the detail and all the pictures that clearly identify the issues.
We highly recommend Outside In Building Inspection and will definitely use them again if we are purchasing a house in the future.

I found Inside Out on Angie's List. 
was looking for in a house, and to answer my real questions: would this house be a good value for me, with my particular desires, resources, and skill set?  What needs to be done right away, and what can be deferred?  She also gave (orally) a general, ballpark idea of what the repairs would cost, and there was a huge, unexpected difference between the two houses that determined my buying decision.  It was well worth the price, and saved us far more than it cost. 
On the first house my husband and I were present, and she showed us what she was finding as she went along, and answered our questions.  On the second house we were unable to be present, but we sent her some questions and points of concern in advance, and after we read her report, she answered additional questions by phone. 
She is a natural teacher, in addition to being a skilled professional, and it is clear she wants to assist her customers to be competent homeowners who can preserve the value and livability of their homes. 

I contacted Inside Out Building Inspection after reading their reviews on Angie's List. Reis contacted me within 24 hours to set up an appointment on two rental houses (next door to each other) and was able to set the appointments so we could do one right after the other.
I received the inspection reports back and they are very thorough; detailing problems that would come up when we sold the houses, each inspection included pictures and explanations of what needed to be fixed and any issues with the houses that are not up to code.
From my first contact with Inside Out Building Inspection to my last they were very professional, punctual, and easy to work with. I would recommend them for residential inspections.

Reis will be first choice for any future inspections.

I was very please with the level of thoroughness demonstrated by Reis.  She walked throughout both floors of the house, the basement, attic, garage and exterior. After having taken notes of photos of all areas of concern she walked me through each, pointing out concerns, dangers and code failures.  She carefully explained the causes, potential problems that could be exposed during repairs, code variances between the time the home was built and current codes.  All my questions were answered effectively.  For areas that she was not able to access (lost keys) she speculated the worst case scenario based on evidence that she could see. If there were professional terms with which I was not familiar she was able to explain and demonstrate them with clarity.  She was thorough and excellent.  Thank you Reis.

They did a terrific job. They were efficient and customer oriented. Reese was fabulous.

It went pretty well. The service was affordable and thorough. A guy from the company had to actually come out in two different parts to do the work because we had some issues with water. But he came on time both times and he finished quickly. He talked to me like I was not an idiot but he still was able to explain everything to me. He was a little drastic in some of his remarks and regards in terms of what needed to be updated and what did not. He is a home inspector so to do that was part of his job but if you listen to him, the world is coming to an end. The initial visit was for $495 and the second visit was about $175. I would probably use them again in the future if I buy another house.

It was great.  Reis took plenty of time to completely understand and look at the home we are interested in.  All our questions were carefully listened to, and thoroughly answered.  There were 2 individuals that came for the inspection, which made it go by very quickly and put multiple sets of eyes on things.  They told us how it is, and didn't sugar coat anything bad.  They provided a full report with pictures and assessments.  I would recommend their services to anyone, as they would be my first choice to use again in the future.

I followed Ryan around on his inspection. He was able to take the time to point out many of his concerns during the inspection. I became more familiar with the house by doing this.

Reis was great. She was on-time, professional, and patient, taking care to explain everything to me (sometimes more than once).  As an anxious first-time home-buyer, I had many, many questions!   She also gave me some very helpful suggestions about home maintenance issues. Reis was very thorough and created a detailed report that has been easy to reference.   I would absolutely use her again and can't recommend her highly enough. 
The sewer scope team was very efficient and also walked me through the inspection once they had everything set up. I got a DVD of the scope and a written report.
I have also used some of the tradespeople listed on her website and have been very pleased with the quality and professionalism of all!

I could not be more pleased with Ryan and Inside Out. The price seemed expensive at first but it was more than worth it. The house is a fixer upper and Ryan spent 4.5 hours crawling through every nook and cranny and climbing on the roof, pointing out all of the leaks and structural issues. There was no pressure to rush even though there were so many issues to look at and his sense of humor kept us from feeling bogged down by all the information. We're first time home buyers and we really appreciated that Ryan took the time to really explain everything to us, including giving us an idea of how you'd go about fixing these things and the regular maintenance we should do to prevent these issues in the future. He even gave us a home ownership manual! He was also very honest about what areas he couldn't see (there's no access to the attic, the addition to the house is on a new foundation and there's no access through the crawlspace, etc.).
He was extremely fast about getting our inspection report to us, as well - it came in the very next morning. We received a full report and a shorter summary. The report has helpful codes next to each item to let you easily see what areas are safety concerns, what areas are conducive to pests, etc. Ryan included lots of pictures and he added many arrows and notations so it's extremely clear what you're looking at. He even included diagrams so that we could compare how something was installed to how it should be installed.
Additionally, they take online credit and debit payments, so payment couldn't be easier. You can even allow your real estate agent to log in and view the report or forward the report to anyone you'd like directly from the site. The only downside is that the website doesn't function very well on Android tablets but that's such a small problem that I don't hesitate to wholeheartedly recommend Ryan and Inside Out anyway.
