"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance."

"They were prompt, honest and very thorough while walking my property. The appraiser was extremely knowledgeable and attentive, even accepting of our 2 large breed St. Berdoodle dogs, who wanted nothing more but the appraisers attention. One of the best professional experiences I have had to date."

"I had a wonderful experience with Hart and Howard Real Estate! I spoke with Kristina originally, and she was really informative and helpful. I was looking for someone to do a private appraisal, so I didn't have a lender walking me through the process or anything. Turns out, I didn't need anybody but these two knowledgeable and friendly appraisers. They answered all of my questions and really helped me to understand how the process works. Caitlin is the appraiser who ended up doing my inspection. It was easy to schedule and she showed up on time which is a win in my book. I found Caitlin to be very professional and thorough in her inspection. The turn-around time for delivery of the report was accurate and very reasonable. With my limited experience in the industry, I felt that her evaluation made sense. They seemed to take all the particulars of my property into account in the comparable sales and analysis. I am quite pleased with my experience and would definitely recommend Hart & Howard for your appraisal needs!"

Property Appraiser questions, answered by experts

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

The condition and appearance of your yard can affect your home appraisal value. A well-maintained, attractive yard with curb appeal adds to a property’s value, while an overgrown, messy, poorly maintained yard can hurt your home’s appraisal. Even small cosmetic improvements to your yard, like adding mulch, trimming trees, and cleaning out plant beds, can help your appraisal value.

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.

A comprehensive smart home system can be really attractive to buyers and increase the value of your property. Components such as a smart security system, smart lawn and garden systems, and smart appliances can all drive up the value of your property.

Typically during transactions or refinancing, or whenever significant improvements are made.
