I am a licensed real estate appraiser, since 2004. I've lived and worked within the Travis and Williamson County area for 43 years. I am very familiar with the Austin and surrounding real estate markets. Serving Travis, Williamson and Hays Counties. My primary focus is single family residential properties. I do not do commercial appraisals, or land surveys. Pricing depends greatly on what level on information is needed within a report. Prices generally range from $200-$400 for a complete report. My services include standard full appraisals, pre-purchase, pre-listing, date of death, tax protests, divorce, desktop reports, and drive-by reports. I also do measurements only. Please be aware, as an appraiser I am paid by you, the client, to provide a unbiased report. I do not provide a specific value that may or may not be favorable. Market data is used to determine and support the opinion of value for a property. Thank you for your consideration.

"Dale was exceptional in his service. He was prompt, courteous and thorough. We felt confident in his comprehensive report."

"Appraiser David Thomason appraised the house we were hoping to buy astonishingly low. It was lower than either the buyer's agent or the seller had ever seen. The house is a full gut remodel, remodeled by one of the agencies with the best reputations in Austin. He actually appraised it for $14,000 *less* than it was appraised for before it was remodeled, and he appraised it for $11,000 less than a much smaller house right down the street that was just sold. He only used comps in a much less desirable neighborhood. We thought something must have been wrong, so we sent the appraisal from before the remodel, the appraisal of the house down the street, a list of upgrades (which he'd previously refused to consider), and a number of additional comps showing just how far off he was. He said he would only consider three comps--too much else to read, I guess. So we sent him the three that seemed like the best. He wouldn't consider two, because he decided, for no listed explanation, that they were "of significantly higher quality"--again, every part of this house was just remodeled by a top firm in Austin--and did consider one "of slightly higher quality." That house was almost 400 square feet smaller than ours and in a less desirable area where home prices are lower, but still appraised for almost $45,000 more than ours. Despite "considering" it, he didn't change his opinion. We're not really sure what's wrong with this place or this guy, but I would strongly recommend against using them."

Property Appraiser questions, answered by experts

Ensures accurate valuation reflecting current market conditions, assisting in financial decisions.

The cost to appraise a home depends on the type. Common types include:

  • Single-family homes: $300–$400

  • FHA or VA single-family homes: $400–$500

  • Condominium: $300–$500

  • Multi-family home: $500–$1,000

  • Apartment building: $1,500–$3,000

  • Commercial properties: $1,400–$10,000

  • Raw land: $1,000–$8,000

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.

Your home insurance company may allow you to use an appraisal instead of an inspection when you apply for coverage. Keep in mind that despite this, an appraisal is far less detailed than the different types of home inspections available and may not reveal potential risks that you’ll want to know about.

While a single shelf here and there doesn’t add value to your home, a built-in bookcase can increase your home’s value under the right circumstances. Not every built-in bookcase works in your favor here—those built from high-quality materials tend to provide a better ROI. If you’re looking for your bookcase to work for your home’s value, consider having a professional build it with luxury hardwood.
