"I can not stress enough how much of a mistake it would be for you to hire Dave Wallace with H3 Custom homes and Renovations (also known as Wallace Construction/Renovation, he changes the name of the business depending on what you are looking at). This whole process with him has been an absolute disaster and nightmare and I really wish I had not hired him. We hired him in January to build a place for my dad to live. He originally said he could be done by the end of March but due to weather that wasn't going to happen. We got an extension for dad to stay at his home that he sold until April 5 and Dave promised he would be done by then. He even said he would put dad in a hotel if not. Well, multiple times subs would not show up, Dave himself would not show up, there would be no explanation or some lame excuse. When it became evident he wasn't going to finish, Dad paid $1500 to rent his old home till the end of April. Dave again swore he would be done , completely, by April 25. He "gave us his word as a Christian". But the delays continued and two weeks before the deadline, there was still only drywall. I expressed concern as dad could not move in with me due to handicap accessibility issues and Dave again swore everything would be done. We had another contractor come out and look at the place and he said there was no way Dave would be finished in time and after looking at our draws he said it looked like Dave had under bid by at least $26k and that he probably was not able to get subs out because he couldn't pay them. This was before lumber went up as we paid it in advance to prevent that. When we confronted Dave he became angry and said he didn't underbid us he just didn't overbid because "I'm a Christian and I don't like to rip people off". On April 20 I asked Dave if he would be finished by the 25th and he again "gave his word" he would be and I told him we had no more time and he said he understood. On April 25, my dad had to move in with no carpet, no kitchen countertops or sink, no bathroom sink and no hot water because the hot water heater, which was brand new, would not heat water. We had run out of time and dad could not stay at his old house anymore. Dave knew this and even as late as April 23 was still swearing everything, including regrading the yard, would be done by the 25th. The plumber told me that he would not come out to fix the water heater or install the kitchen sink because Dave had not paid him for any of his work and owed him $7500. We had paid for all of it already. Dave claims you will have a home warranty for a year but my dad went for a week and a half without hot water until we finally paid out of pocket to have it fixed . It has been 2 months now and we have a major drainage issue and the yard has not been finished . My dad has to walk through standing water and mud with his walker to get to my garage to get his car because Dave didn't put in the driveway and it's a muddy mess to get to dad's garage. The gutters weren't installed and the building wasn't painted. The water main was placed incorrectly inside the garage and we have to pay to have it fixed so that if there's a leak it doesn't flood the garage. The window over the kitchen sink (we had to pay to have someone else come and finish out the kitchen) is not centered with the sink (we could not fix this because Dave did not measure ahead of time when he bought the kitchen cabinets and so the hole for the sink was not centered correctly). There is another window where the dishwasher was supposed to be but the window sill is below the level of the counter so we can't place a dishwasher there. The doors need to be trimmed because they won't close. He never finished out the electrical for the sump pump so there is an extension cord running into my garage for that. The garage door was not the right size and the framing needed to be closed up, as well as repairing the garage door because one of his subs tried to open it while it was locked. Dave agreed to reimburse me $400 to have it repaired and never did. Now he has admitted he doesn't have any money. He has an LLC and in TX, the law requires you to keep enough money in your LLC to conduct business and he has admitted via text he has not. We have caught him in multiple lies. My favorite is that he couldn't get a skid steer from Home Depot because there is a waiting list but when I called they said there's no such thing. My other favorite is that the plumber told me that Dave told him we had not paid him anything which is why he couldn't pay him. We also found out from the people who put the garage door in that they had not heard from Dave since 2013 after they told him he had to pay for everything up front yet Dave had told us he uses them all the time. The really frustrating thing is, I had read the other negative review on here, as well as a couple he had on his facebook page. He had what sounded like reasonable explanations for his side of it and he comes across as competent and likable and we had a neighbor who had used him several years ago so we decided to go ahead and use him. After that, I noticed that Dave removed the ability to write reviews on his facebook page and he has also recently removed the ability to comment . I believe he did this because we gave him until June to fix everything and then we are suing and I told him I would be writing very detailed reviews as well as going to the news. The other gentleman who wrote a negative review on here has almost an identical story as ours and I'm kicking myself for giving him a chance! He will give excuse after excuse for why things aren't done. He also will tell you he has no control over the subs or that he doesn't have anyone available. What contractor can't get subs? Ones that don't pay them! He will not give you a list of his subs either even though legally he is supposed to. He has a sick mother and wife and is using them as an excuse for not finishing the job. He has never even picked up a hammer and has had other people do the work so this isn't even a plausible reason for why nothing is being finished. RUN don't walk away from this guy unless you want a disaster on your hands!"

The length of time your siding will last will depend on the siding material and your climate. It’s important to remember that proper routine maintenance, like twice-a-year cleaning, is vital to help extend the longevity of your siding and to avoid replacement before its expected lifetime ends.

  • Vinyl, aluminum, and wood siding lasts 20 to 40 years

  • Fiber cement siding lasts around 50 years

  • Brick and stone veneer siding lasts at least 100 years

Vinyl siding has a limited lifetime warranty from the manufacturer against cracking and fading. Realistically, 25 to 30 years is the lifespan.

Siding repair costs $870 for an average homeowner. This cost could be as little as $75 or as much as $16,000, depending on your existing siding material, repair type, and damage level. For example, for basic siding repair, you can expect to pay between $2 and $16 per square foot for materials and labor. However, if you have extensive damage or for more expensive materials like stucco, that price jumps to $4 to $50 per square foot.

There is a difference between repairing/partial replacement and a complete installation. A repair service call for vinyl siding is at least $300.00. The more material that needs to be purchased for partial replacement, the higher the cost. The average cost for a complete installation of vinyl siding and soffit is $17k to $22K depending on the size and grade of materials.

There are certain circumstances where your homeowners insurance might cover the expense of siding repair. If you have siding damage due to extreme weather, a natural disaster, a fire, or a hail storm, your policy might fully or partially pay for the repair or replacement cost. However, most policies will not help pay for repairs due to general wear and tear. It’s best to review your homeowners insurance policy for full details on what may be covered.

In certain situations, your homeowners insurance may cover the cost of siding repairs or replacement. If your siding is damaged by extreme weather conditions, a natural disaster, a fire, or a hailstorm, your insurance policy could pay for some or all of the repair or replacement costs. This coverage can be crucial, as severe weather events and disasters can cause significant damage to your home.

However, it’s important to note that most homeowners insurance policies will not cover repairs due to general wear and tear or normal aging of materials. For instance, fading, cracking, or rotting caused by prolonged exposure to the elements is typically considered a maintenance issue and is not eligible for reimbursement.

To fully understand what’s covered, it’s crucial to review your homeowners insurance policy in detail. Pay close attention to exclusions, specific types of coverage for exterior damage, and the conditions under which you can file a claim for siding repair or replacement. It’s also a good idea to consult with your insurance provider to get a clear explanation of your coverage and how to maximize the benefits available to you.

When dealing with siding damage and potential insurance claims, it’s equally important to work with an experienced contractor who can guide you through the evaluation and repair process. A reputable contractor not only helps assess the extent of the damage but can also work alongside your insurance company to ensure that you receive the full benefits of your policy. An experienced contractor will thoroughly inspect the damage and provide an accurate, detailed estimate for repairs. They’ll help document the damage properly, which can be crucial in ensuring your insurance claim is successful. Additionally, they can assist in identifying any potential issues that may have been overlooked, ensuring that you don’t miss out on the coverage that you’re entitled to. Contractors with experience in insurance claims can also serve as advocates, communicating with your insurance provider.

The cost to replace siding for your home is $11,450 on average. But siding replacement can cost up to $40,000 or more, with the largest expense being your chosen material. For example, for a 2,000 square feet house, the average cost of siding materials such as vinyl is between $9,000 and $14,000. Wood siding is a little more expensive, ranging from $16,000 to $26,000. However, for the same size house using brick or stone, that cost jumps to $18,000 to $100,000. When choosing to replace your home’s siding, it’s essential to consider your climate and longevity.

There are several different types of siding available to give you the home exterior of your dreams. Each type of siding has its own cost factors, estimated lifespan, and benefits to fit your needs. Some common siding options include:

  • Vinyl

  • Wood

  • Aluminum

  • Fiber cement

  • Brick

  • Stone and stone veneer

  • Stucco

If you want to stay environmentally friendly, wood siding is natural, recyclable, and renewable. However, if you’re looking for a durable siding option that is more resistant to dents and scratches, brick or stone siding is your best choice.
