He showed with an (unlicensed) assistant who did the majority of the inside inspection and prepared the report. Mr. Dunn, the license holder, did not personally inspect nor oversee the assistant's performance as Mr Dunn stayed in the front room of the house reviewing the documents I presented him, including previous appraisals, inspections, valuations, etc. while I escorted his assistant around the home. The appraisal was presented to the lendor with multiple errors and undervaluation by about 18% which negatively impacted several personal financial components. Some of the errors included non-inclusion of rooms, baths, upgrades, overall square footage, and comparable properties that did not match the size, condition, or neighborhood of my home. It appears the appraisal was lazily based mostly on the documention of the home at the time of purchase(original appraisal, inspection, & tax records) with little acknowledgement of the ($20K) remodel and update performed by my father, a licensed experienced contractor with +40 years of experience, and myself (a market equivalent of ~$35k-40k ). I presented to Mr. Dunn When I tried to talk to him he referred me to the assistant who told me that because I was not the customer I had no ground for complaint and would have to take my concerns to the lendor, whom I paid the appraisal fee to and in turn hired Mr. Dunn. I contacted the lendor and voiced my concerns, who in turn contacted Mr. Dunn. A revised appraisal was issued with some of the errors addressed (as "typos") but the appraisal price remained. I requested another appraisal by an agreed upon appraisor at that time. My initial mistake was that I allowed the lendor to choose an appraisor without my input, a mistake I full well know not to make considering I have been involved with dozens of real estate transactions over the past 20 years.
