"My wife and I recently sold our home with Hilton Realty Advisors and are now finishing the buying process.  Matt is a pleasure to work with. He is always upbeat, and ready for a challenge. He is very responsive to phone calls and emails regardless of time or day. Matt is prepared to answer the tough questions and give you honest answers. He is your advocate from the beginning to the end of the process. Matt has superior knowledge and is well respected among his peers. Matt demonstrates a love for his profession, his clients, and for his community. His firm?s dedication to serving the community was one of the things that made us choose Matt. We would have no hesitation in recommending Matt to family or friends for any real estate needs large or small. We both will consider Matt a friend long after this process is over.

"I've worked with several foundation companies over many years and they continue to price fairly. 3 other bids were asking for almost double estimated price. The process was fast and painless 1.) A1 examines the foundation and provides an estimate 2.) Professional Engineer is scheduled to re-examine the property and repairs (you get a discount on the $500 cost from A1) 3.) Schedule a time and A1 installed and adjusted all piers in a single day 4.) Same Engineer comes out to property to do a final inspection. Mariana, the assistant, is a sweet person to work with. Kevin, estimator, can talk about any subject for days."

A koi pond may add value to your home if it’s a feature sellers are looking for. Like pools, ponds can affect your property value depending on their condition, whether they’re a popular selling point, and how well they’re incorporated into your home’s landscape.

The cost to appraise a home depends on the type. Common types include:

  • Single-family homes: $300–$400

  • FHA or VA single-family homes: $400–$500

  • Condominium: $300–$500

  • Multi-family home: $500–$1,000

  • Apartment building: $1,500–$3,000

  • Commercial properties: $1,400–$10,000

  • Raw land: $1,000–$8,000

Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Structural cracks, on the other hand, often lead to a reduced appraised value, especially if the underlying problem will cause the issue to worsen over time.

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.
