"I live in an antebellum house, built in 1837. Over the past 175 years some of the bricks underneath the fireplace in the living room and gathering room had crumbled. The floor needed repairs and leveling. I contacted 4 companies to evaluate the problem and develop a solution. Luke Griffin, with Mr. Foundation, was the only person who actually went under the house and took pictures of the problem for us to see. We were able to see what was happening at the fireplaces. He then studied the problem and the next day offered us a solution. They came and installed steel beams with stainless steel jacks, leveled the floors and resolved the problem. I tell people an elephant now could jump up and down on the floors. Would I recommend Mr. Foundation?? 100%!!! And, FYI, their price was considerably less than two of the other companies."

"Absolutely shoddy work. The installation team asked me to sign work completion even though the lock mechanism readily comes out, the screen door doesn’t fit properly in the sliders so it only fits sometimes, but comes out EVERY SINGLE TIME we try to open and close it. And the screen door doesn’t fit properly to lock most of the times when we get it into place. I was nice and signed off since they said they would have their team come out to fix the issues within the next few days since it was late. On top of that, I asked their team (who spoke broken English at best) to leave the expensive, custom French Doors they replaced because I had intended to use them for the new front doors. They took the French Doors. As if that wasn’t enough to ruin everything… I left my cell number for the call back on the work order, they called my wife’s cell to ask what the issues were, she didn’t know so they asked if it was okay to close the ticket without reviewing the issues. On top of everything else, they sent us plenty of files on care and use of their windows, but nothing on how to do anything with storm doors. Avoid these over priced “professionals” at all costs."

It’s possible to rent the equipment necessary to do your own mudjacking, but we don’t recommend it. Mudjacking involves pumping a precise amount of cementitious slurry under your slab to lift it back into place and keep it there. Polyjacking and mudjacking can both be good solutions to sinking concrete, depending on your situation. Polyjacking, which uses expanding polyurethane foam to lift concrete, is a better option than mudjacking because the foam weighs less and won’t contribute to additional sinking. Polyjacking can be a suitable solution for any sinking concrete slab, while mudjacking is normally only a good option for non-structural concrete, like sidewalks, patios, pool decks, and concrete driveways. However, polyjacking costs much more—as much as $25 per square foot, compared to the maximum of $6 per square foot you’d pay for mudjacking.

Generally speaking, push piers—or steel piers—are the best option for underpinning, as they reach down to solid bedrock to find support for your foundation rather than relying on soil, which could be subject to the same issues as the soil directly below your foundation. However, the best underpinning method for your home depends on your location, how far down the bedrock is, and the type of soil in your area. Helical piers are usually the best option for sandy soil or in areas where the bedrock is too deep to use steel piers.

Mudjacking is suitable for sidewalks, driveways, patios, and nearly all exterior flat structures. However, it may not suit severely damaged or heavily cracked areas.

Mudjacking should last for five to 10 years, so it’s considered a temporary solution to sinking concrete.
