"Project went very well and the team worked quickly. Everything that I wanted was accomplished. The only issue is a crack that has developed on the back patio. This is due to the existing patio being poured over and not cut out due to being monolithic with the house foundation. The difference is how the concrete was married together is the reason for the crack and not the fault of work. Reason for 4 star is some property was damaged by operator of a skid steer. Parts were paid for by contractor but operator could have been more careful to avoid the issue altogether. Highly recommend."

Most single-story homes don't have foundations strong enough to support a second story, but they can be reinforced for an addition. “To support a second story, many structural engineers will require that you install additional concrete piers in the crawlspace,” says Tschudi. “This involves hand excavating, pouring a large concrete footing—usually with specially coated rebar—and then building concrete piers right up to the girders.”

Yes, slab foundations can sink just like any other foundation type. Floating slabs are the most prone to differential settlement and foundation sinking because they sit directly on the surface of the earth. Slab foundations that have footings—including slab-on-grade foundations and monolithic slab foundations—get additional support from soil further down and are less likely to sink over time, especially under larger, heavier structures.

You can use epoxy-based concrete fillers to repair small cracks and dents in the floor. For larger damages, remove any debris, then patch the cracks or holes with concrete repair products or resurface the entire floor. We recommend using fast-curing products that cure in four hours. You can also buy a pre-mixed concrete patch and leveler if you are only repairing parts of your floor.

It is possible for a slab leak to cause a sinkhole, but it would have to be a particularly serious leak. A slab leak causes the land under your home to erode and if there is enough movement depressions will form in the ground, potentially causing a sinkhole.

It’s usually not a big deal if your foundation sinks between 2 and 3 inches into the ground after construction, provided the settlement occurs evenly. This is usually indicative of normal settlement that occurs as the soil under your home adapts to the weight of the structure. If the home sinks more into the ground or the settlement occurs unevenly, leaving portions of your home to sink further down than others, then call a foundation repair specialist to address the issue and avoid additional damage.
