"We asked our realtor for a “pit bull” inspector and she recommended this company. We were present with the inspector and asked a lot of questions and listened intently to his concerns and observations. We left feeling like we had some issues but nothing major. Well, after settlement it became clear that the inspector missed a huge carpenter ant infestation that damaged the entire back of the house including walls and beams. He missed leaking windows and pipes that had cause mold and mildew damage in two separate areas of the house. He missed several areas of roof damage and a decaying rotting exterior chime to structure. When I pointed to the ceiling and said is that brown spot a leak he said no, that’s just a missed paint spot! We made settlement after what we thought was a good inspection report. It turns out that we had to spend tens of thousands of dollars on critical repairs that the inspector missed or assured us were minor. The roof and window leaks were severe. The carpenter ant infestation was critical. Needless to say we were very angry and extremely disappointed that these things got missed and we got misled. We would not recommend this inspector to others."

Land Surveying questions, answered by experts

In Wilkes Barre, homeowners often rely on outdated surveys or skip verifying property records with the Luzerne County Recorder of Deeds. Attempting DIY boundary identification without a licensed surveyor can lead to disputes. Overlooking required approvals from the Wilkes Barre Building Department or ignoring local easements are also common mistakes. Always consult a professional and confirm all city requirements before starting your project.

Helpful?

In Wilkes Barre, a standard residential boundary survey typically takes one to three weeks, depending on property size and terrain. More complex surveys, like topographic or subdivision surveys, may require up to a month or longer. Seasonal weather, such as heavy rain or snow, can cause delays. For accurate scheduling, consult a licensed surveyor familiar with local conditions and city department approval timelines.

Helpful?

Homeowners in Wilkes Barre may face extra costs for title research, replacing lost boundary markers, or obtaining floodplain certifications from the Wilkes Barre Department of Planning and Zoning. Additional fees can arise if property access is restricted or if legal assistance is needed for boundary disputes. Always request a detailed written estimate from your surveyor and ask about potential fees for re-surveys or document filings.

Helpful?

After a land survey in Wilkes Barre, regularly check that survey markers remain visible and undisturbed, especially after landscaping or construction. Keep all survey documents in a secure place for future reference, as the Wilkes Barre Building Department may request them for permits or property improvements. If you plan major changes or notice marker movement, consider a follow-up survey to maintain accurate records.

Helpful?

In Wilkes Barre, land surveying for property boundaries usually does not require a separate permit, but if your survey is part of a construction or subdivision project, you'll need approval from the Wilkes Barre Building Department. For subdivisions, compliance with the Pennsylvania Municipalities Planning Code is required. If your property is near a floodplain, consult the Wilkes Barre Department of Planning and Zoning for additional requirements.
