"Marian Cardone is an experienced professional in the real estate field. She showed up to my appointment on time and got the appraisal done in a timely manner. She does all the work herself and her fees are very reasonable. Marian is a realtor and had great advice for my husband and I about home sales in our area."

"I recently worked with Dan on a real estate appraisal. After speaking with a few appraisers, I chose Dan because he took the time to thoroughly explain the process, including IRS-qualified appraisal criteria, which made me feel the most comfortable. I was very impressed with his professionalism and expertise. He was punctual, thorough, and delivered a comprehensive report quickly. I highly recommend Dan and would work with him again in the future."

"Everything went very well! Ash arrived the same day I called and sent me the appraisal report the next day; superb service. He took the time to carefully inspect the house, asking many questions and was very thorough. I highly recommend Homeland Appraisals :)"

Customers say: Terrific value

"Erik Johnson (EBJ Associates) is a professional and courteous real estate appraiser. He arrived at my home at the appointed time, discussed what he would do as well as what he could not do. He explained the process clearly and then went about his work. He did a walk through of the house interior and exterior and took photos. We discussed my goals and intentions and his input was very helpful in making my decisions. He submitted the report in the time promised, including an optional addendum that we negotiated. I would definitely recommend him and if the need arises, i will use him again."

Real Estate Agents questions, answered by experts

Yes, it could be worth buying and remodeling an old house. You can potentially purchase an older house for a lower price than a newer house. With less of an upfront investment, you can devote more of your budget to the remodeling work. If you’re thinking of remodeling an old house and then reselling it—called house flipping—focus on projects that deliver the best ROI for home improvements.

Around 1-2 weeks, including inspection and reporting time for an official evaluation.

A heated driveway can increase your home's value, particularly in regions that experience heavy snowfall and freezing temperatures, making the feature highly desirable to potential buyers. The value added is often greatest if you plan to sell within two to five years of installation, as the technology will be current. If you don't plan to sell for 15 years or more, an aged system may not be a significant selling point. However, even installing the basic components without activating the system can still add value by giving a future buyer the option to complete the installation.

Avoid using a home equity loan for non-essential or short-term expenses like vacations, luxury purchases, or temporary financial fixes. It’s best to reserve home equity loans for long-term investments, such as home improvements, that can add value to your property or financial position.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal.

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.
