As owner of BVW Jewelers, I have been designing and working in the jewelry industry for over 25 years. I am a second-generation jeweler/goldsmith who apprenticed with his family in Albuquerque, New Mexico. Early on, I helped my family open their first store in Albuquerque, in 1987, which specialized in delivering custom, and unique handcrafted jewelry to the Southwest. I can appraise anything that moves or can be moved. I can travel short or long distances, I have never been 2nd guessed or questioned on an appraisal. I have been doing appraisals for 12yrs. I can appraise at you location or I have done them at auctions or at business locations. Everyone that has purchased my services have been very satisfied and have told friends and neighbors about me. You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

Depending on the size of the home, the appraisal itself can take several hours. After the appraiser’s visit is complete, it can take between a few days and a few weeks to get the report back. This timeline is largely dependent on the appraiser’s workload, research requirements, efficiency, and other factors.

Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Structural cracks, on the other hand, often lead to a reduced appraised value, especially if the underlying problem will cause the issue to worsen over time.
