"When I was looking for a mold inspector in Santa Fe, Eric Tillson was by far the most professional of any I spoke to. By professional I mean he spent a great deal of time talking with me without trying to sell himself. I was interested in a particular mold test called an ERMI test and though it was not one he used himself, he took the time to research it and explained in depth how his method of testing could be combined with the ERMI to give me the information I needed. Do not be fooled by the fact that his company is new -- he has been in the business for a very long time and is extremely knowledgeable. Last but not least, Eric is a very kind man. I was extremely anxious about the mold in a house I rented and he could not have been more understanding and compassionate. Incidentally, he also does thorough cleaning of homes after (or before) remediation. I will definitely be hiring him to do that for me in the near future."

Mold Testing and Remediation questions, answered by experts

Mildew is a type of mold that forms in areas of excessive moisture and poor ventilation. Although it commonly exists in household air, it can’t take hold and spread if a surface is clean and dry. Generally, if you have any mildew or mold issues, it’s because the humidity in either your house, room, cabinet, or cupboard is above 50 percent. Common areas where you’ll find mildew are around water sources, which is why it’s commonly found near showers and in kitchen sinks.

Although you can run a DIY test for mold inside your home by buying a test kit, you won’t know whether the strain of mold is dangerous. The best way to test for mold in a home is to hire a professional who can determine the specific type of mold that you have. If you’re worried you exposed yourself to mold and it’s making you ill, you could request a health test. Your personal doctor could test your urine, take a nasal swab, or test some body tissue to determine your potential exposure to mold.

Yes, a one-time water leak can cause mold. Depending on the conditions, mold can begin to grow within 12 to 48 hours. The risk increases with the severity of the leak, high humidity, and when water soaks into absorbent materials like drywall. To prevent mold growth, stop the leak immediately and ensure the area is dried completely; running a blower fan for 24 hours is recommended. If you do notice mold, it's best to call a mold removal specialist to address the situation.

A stain from a water leak will usually be brown and concentrated in a single area where the water is originating from. You may find it under a damaged section of roof, under an upstairs bathroom, or beneath your HVAC system. Stains from condensation are more likely to be widespread since they don’t come from a single point of water intrusion. Condensation stains also look blotchy and may smell musty, and they won’t be concentrated in a single area on your ceiling.

Signs of mold sickness often manifest as respiratory issues, including coughing, wheezing, shortness of breath, and sneezing. You might also experience symptoms that resemble allergies, such as itchy eyes and sinus infections. Other telltale signs include skin irritations, persistent and unexplainable headaches, and mental confusion, often described as 'brain fog.' It's important to remember that mold can cause health problems even if it's not visible, as it can grow inside walls. If you are experiencing these unexplained symptoms, you may want to consider a professional mold inspection.
