"Unprofessional, Unresponsive, and Overpriced I had a deeply disappointing experience with Poliero Appraisers. Not only did I have to wait far longer than expected for the appraisal report, but I was also blindsided with a demand to pay **\$500 more** than the originally contracted amount. We quickly cleared this up but still reflects the disorganization within. To make matters worse, the appraiser completely **ignored my rebuttal letter** regarding a questionable low valuation on a commercial listing. This lack of response put a deal ? and my relationship with my client ? at serious risk. I still haven't heard back to this day. In my opinion, this level of unprofessionalism and poor communication is unacceptable in such a critical part of the transaction process. I would not recommend Poliero Appraisers to anyone looking for reliable, transparent, or timely appraisal services."

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.
