"As the general contractors, this was a large project for us, and Richard (iCornerstone owner) provided guidance throughout the whole project. He worked with us to design the conversion of the old garage and erect the new garage, put the specification/building plans together, provided guidance on the building permit process, and acted as the project coordinator. His detailed project plans were especially helpful, and he posted to DropBox all project documentation, including 153 pictures that show every phase of the work. Richard referred structural and civil engineers to provide us structural and compression information on the project. This was important because we brought in fill where the new garage is sitting, and the solution he suggested saved over $10,000. He also referred a construction team for the building work (excavating, foundation, electric, plumbing, and carpentry, etc.), and we hired them directly. As homeowners, we had had no previous experience or direction for the project, but, with Richard’s help and guidance, we are near completion. As with any plan, there were changes along the way that were communicated, and adjustments were made in a professional manner. The project came in on time and under budget, and all the subcontractors we hired were first rate. We are completely satisfied with the end results."

"We started out looking for an architect/designer, and met the owner of Tseranos Construction, Sterg, in the process. He referred us to a design architect, which we used, and we ended up then hiring Tseranos Construction as our general contractor. Sterg was really great to work with. He found ways to keep costs down while doing everything that we wanted to have done. In the end, the garage construction project took about 5 months, but we are thrilled with the results. Would hire Sterg again for future projects."

"They were excellent. They quickly made a draft that only needed 3 minor adjustments. The final product was exactly what I needed. They referred me to a structural engineer for review. The whole process took half of the time that they initially estimated. I would definitely use them again."

"After reading tons of good reviews on here we decided to hire United to finish our basement and full bathroom. We must have been the exception because things did not go as smooth as we thought they would. After getting started, there were some times when they didn't show up for days or weeks. A worker once left our back door wide open when he left and we were away for the weekend. The project ended up taking two months longer than expected, my first mistake was not getting an end date in the contract. The price they gave was decent and in the middle of other ones we got, we were to pay for finish materials, united had us buy certain things during the project (paint, carpet, vanity, tiles, bathroom fixtures, doors..) which was fine as that was in the contract. However, at the end of the project Alessandro sent us an invoice for $6000 over what the original quote was for, it had several items he claimed were "finish materials" as well as other expenses, we were never notified of any additional charges during the project, only when we got the invoice, which he wanted us to pay right away so he could "pay his guys and be finished with the job". We couldn't understand why they had us pay for something upfront during the job then gave us a separate invoice for other things at the end. There were many unexpected issues that came up, an electrician accidentally drilled a hole through the ceiling into the floor and wall of the living room above it, that wasn't fixed until the last day when I reminded them and they did horrible job fixing it (Alessandro agreed and gave us a credit to find someone else to fix it). There were things that they told us were fixed and never were, they said they moved a water shut off valve and at the end told us they didn't and gave us an excuse as to why. The week after they finished, there was a leak in the ceiling of the bathroom, they cut a hole in the ceiling to check it then said it was nothing they did, it was the shower above (which never had any issues previously) and we were responsible for having it fixed and patching the ceiling back up. I could go on and on about other things but I won't, I will not hire United again and I have learned a great deal about hiring contractors in the future. I must say United was responsive when ever I contacted them and professional for the most part. If you do hire United, I suggest getting a detailed, itemized estimate, and read it very thoroughly."

"Given the complexity of the project, it went as smoothly as something like this can go. Hagit developed a very functional and attractive design based around an island that would seat 3, along with a variety of cabinetry. She was very patient when we wanted a number of adjustments. She accompanied us to pick out counters and backsplash, and always seemed to have good ideas for selections according to our tastes. Brian mapped out the engineering, which included moving a support beam, together with an engineering firm. He also mapped out a three-month schedule with the various subcontractors the firm uses, like the plumber, electrician, plasterer, counter people, floor people, etc. They all had lots of experience with this kind of work, and in working with KCF. Brian worked hard to ensure that new wood flooring would match well with existing flooring just outside the new kitchen. The KCF team also took a lot of care to set things up in our condo to create barriers to minimize dust and dirt, and try to ease our inconvenience; they even loaned us a microwave to use in our temporary kitchen in the basement. For the most part, subs showed up as scheduled, and did good work. KCF also coordinated all the town inspections. There were only a few glitches--the biggest one was when the tiles for the backsplash arrived broken, and it took some weeks to get replacements. The tile outfit wasn't very responsive, and seemed not to care much. But KCF kept on with all the other work, and the tiles were finally put in pretty much near the end. We have used the kitchen for a couple months now and love it. The design and craftsmanship all worked well. Going through a kitchen re-do is never a pleasant experience, but KCF made it as painless as possible."

Structural Engineering questions, answered by experts

According to the Earthquake Country Alliance—a public and private alliance in California that works to improve earthquake and tsunami readiness—reports that unreinforced masonry, such as stone, bricks, and hollow clay tiles, is more susceptible to earthquake damage. The mortar between bricks isn’t as stable as other building materials and methods.

A 4-inch-thick concrete slab can support around 4,000 pounds per square foot if a contractor reinforces the slab with rebar, while that same slab without reinforcements will support closer to 1,000 pounds. For the purposes of a patio, 4 inches in thickness without reinforcement should suffice unless you’re installing heavy kitchen equipment or a hot tub on it. In those cases, reinforcing your slab and sticking with 4 inches of thickness should provide plenty of strength.

Costs depend on unit complexity, labor, wall mounting needs, and additional accessories like floating shelves.

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.

A structural engineer evaluates any structural components, like floors, foundations, walls, and roofs, to ensure they can support the structure. They also consider the soil quality in your area, potentially extreme weather conditions, and proximity to bodies of water and groundwater to ensure your building can withstand any stresses placed on it by the surrounding environment. Structural engineers work on both new and existing buildings.
