"We were supposed to close on 3/28/24. Steve wrote the appraisal on 3/8 my birthday. He told me the appraisal was sent in on 3/15. Our lender and real estate agent said they didn't receive the appraisal until 3/18-3/19 which was not done properly. I sent in my own comps as he was comparing a house in the country club area to ones in the ghetto as we bought in a small town that Steve isn't familiar with. He has now went on vacation during closing week after he told me anything sent via computer would be looked over. He will not respond to me or the lender as the revision appraisal is the only thing holding us back from closing. Me and my three children are going to be out on the streets homeless for Easter and all of next week due to negligence in taking on task you knew you couldn't preform. 10 out of 10 wouldn't recommend."

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Value is a comparative figure, so as other related factors change, so can land’s value.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

Whether a scullery is worth it depends on how much you like to cook and entertain. If you frequently host gatherings—a scullery is likely worth the money. If you’re looking for ROI, it’s not so clear. It may not add significant value to your home, as it doesn’t increase square footage and may repurpose space that a buyer would have preferred to remain as-is (like a laundry room).
