"I live in an antebellum house, built in 1837. Over the past 175 years some of the bricks underneath the fireplace in the living room and gathering room had crumbled. The floor needed repairs and leveling. I contacted 4 companies to evaluate the problem and develop a solution. Luke Griffin, with Mr. Foundation, was the only person who actually went under the house and took pictures of the problem for us to see. We were able to see what was happening at the fireplaces. He then studied the problem and the next day offered us a solution. They came and installed steel beams with stainless steel jacks, leveled the floors and resolved the problem. I tell people an elephant now could jump up and down on the floors. Would I recommend Mr. Foundation?? 100%!!! And, FYI, their price was considerably less than two of the other companies."

There is no real alternative to underpinning, although mudjacking and polyjacking are other repair methods that can add support from underneath your foundation. Rather than placing supportive piers under your structure, these involve pumping a material under your slab to lift a sunken section back into its original position. Polyjacking and mudjacking can both be good solutions to sinking concrete, depending on your situation. Polyjacking, which uses expanding polyurethane foam to lift concrete, is a better option than mudjacking because the foam weighs less and won’t contribute to additional sinking. Polyjacking can be a suitable solution for any sinking concrete slab, while mudjacking is normally only a good option for non-structural concrete, like sidewalks, patios, pool decks, and concrete driveways. However, polyjacking costs much more—as much as $25 per square foot, compared to the maximum of $6 per square foot you’d pay for mudjacking.

Polyjacking can be a permanent solution to sunken concrete if you also address the underlying issue—like poor drainage—at the same time. The polyurethane material itself can last as long as or even outlast the concrete you’re lifting it with. Your sunken concrete issue will likely return if you don’t couple polyjacking with proper drainage to prevent future soil movement and sinking.
