Sage was recommended to me by a neighbor and I immediately looked them up on Angie's List. I saw that they were 'A' rated, a Super Service Award winner (2014) and had 3 nominations for POH. What could go wrong? Well, a lot could go wrong.
I contacted Sage roofing and we set a time to come out and inspect the roof the next day. They arrived on schedule, inspected the roof and said there was some damage and to contact my insurance company (State Farm). The claims adjuster came out and met with the roofer and it was agreed that the roof should be replaced.
Sage came as scheduled a few days later and replaced the roof. During the roofing job, the roofer noted that the flashing and chimney cap should be replaced and contacted State Farm with a request for additional funds to replace these items. State Farm declined without further comment. The new roof, without flashing or chimney cap, was done in one day. The roof looked great, and they cleaned up well.
We had a few moderately heavy rains over the next few months with no visible problems. But the winter was quite cold and there were several days of snow and drizzle with freezing and thawing temps.
Heavy rains began in late April. After one heavy rain, I noticed water leaking in around the chimney. I called Sage in early May, spoke to JT Lopez, Project Manager, and Sage had a roofer come out on May 7th. The roofer said he had fixed the problem (a small nail hole in the flashing). It rained again that night and the leak was still there, about the same as before. I called Sage back the following day, May 8th.
JT Lopez (the Project Manager) came out the next day, May 9, He inspected the roof and said we needed to fix the problem before both the leak and the interior damage became worse. He said that a roofer would be back later that day to make repairs as needed. We agreed that the leak was a priority and that the interior damage would wait until after we were sure that the roof was no longer leaking. (This agreement seems to have been forgotten completely, see below.)
The roofer never came out. I waited until May 12th and then started calling Sage, but my calls all went to voicemail. Over the next 8 days, I left several messages for them to PLEASE call me back. They never did.
I finally got JT on the phone on May 20th. He said that I needed to call his manager, Clay, in the home office. I called the home office, spoke with the manager and it was not a pleasant conversation. It started out pleasant enough, but then he started giving me reasons why I would have to pay for new flashing and any repairs for interior damage caused by the leak. First, it was because it had been months with no problems since they replaced the roof. (Note: They say they give a lifetime guarantee.) Then it was because the insurance company didn't include flashing, pipe jacks, or chimney cap in their estimate.
The conversation concluded with the understanding that JT and a different roofer would be out and re-examine the .problem area and we would go from there. They never showed up.
Adding to the stress of all this is the fact that I had the room (where the leak is damaging the ceiling and wall) completely remodeled 17 months ago. This included repairs, painting, and a new ceiling. During this remodeling, I had an old leak repaired along the chimney. This involved replacing the cricket behind the chimney to stop water from ponding, which was the source of the old leak. There were no leaks after this cricket was installed.
Sage also advertises a ?Referral Incentive?. I was told by Sage Sales Manager, Taylor Voskuil, that this was $400 for referring Sage to another homeowner, payable after the referred new job was completed. After my new roof was finished and everything looked good, I recommended Sage to my next door neighbor. This neighbor subsequently contracted Sage to replace their roof in February (or March). I have been promised the referral by both JT and the Sage Sales Manager on three different occasions, all prior to the current problem at hand. I never received anything, not even a ?thank you?. Additionally, another neighbor who initially recommended Sage to me was never given his referral incentive (also $400, promised by Taylor). I now assume that this ?Referral Incentive? is disingenuous.
It went well, no unhappy surprises. It was a large project, and Mike was responsible for the major portion. He and his crew installed the boiler, the piping, the slave hot water tank (a.k.a. desuperheater or something like that), and the hot water tubing -- some laid down on the floor from above, some stapled from below, depending on whether or not the flooring was going to be replaced. I ripped up the carpeting in the dining and living room and pulled the fasteners out of the subfloor. In this area the tubing was installed from above. I decided not to resurface the kitchen, bathroom, and bedrooms, and in these areas the tubing was stapled from below. The house has an addition -- a laundry room, about 300 square feet in area -- and the floor sits above a craw space. Here the tubing was stapled from below, the installer having to crawl around in cramped quarters and pretzel himself into position to put up the tubing. People who know about these things (including a building inspector and a friend who is a pipefitter by trade) have all praised the quality of the design, the layout, the components, and the workmanship. The system performs very well. Even though we've had an unusually cold winter thus far (I'm wiring this on March 1st, 2015), the house has been very comfortable. Nice, even, silent heat. Even though the design goal was to keep the main floor of the house warm, the downstairs is warm too (the tubing is essentially in the ceiling on that level). There is a small office on a third floor, and it is fairly warm also -- often about 60 degrees even though there is no heat directly applied (a future project). The laundry room remains 40-45 degrees as planned (warm enough to prevent pipes bursting [again]). Heat bills have been very reasonable, even lower than expected. According to DTE, my natural gas heat bills are about half those of the average house of similar size. All in all, I couldn't be happier with Mike, the quality of the work, the performance of the system, and the operating costs. I wish it had been cheaper upfront, but I have no regrets on that front either.
Climate Doctors were initially contacted for the Energy Audit. Paul arrived on time on Thursday, January 15th and went through everything the audit would entail. He started with the attic, checking the interior HVAC system components, ductwork, ventilation, and insulation. He then checked the exterior HVAC units, soffit vents, and windows/doors. Paul then checked the house interior for thermostat installation, major appliance ratings, vents, hoses, and various other things that could affect my energy usage.
Once the audit was complete, Paul went through his findings with me in detail. He provided a prioritized list of things that needed to be done to improve the energy efficiency of my home. He provided a quote for each item on the list and his estimate of the energy savings for each item. Paul also provided a list of "Energy Efficiency Lifestyle Changes" that I could do myself to help improve the energy efficiency of the home.
Based on some research I had done prior to the audit, the quotes were very reasonable, I decided to contract Climate Doctors to perform the first two items on the priority list: install additional insulation and repair the ductwork in the attic. This was then scheduled for the following Monday, January 19, 2015.
The two-man crew arrived on time Monday morning, They went to work immediately on the ductwork. This was completed very quickly and they then started the blown in insulation.
Everything was completed in a little over one hour. They cleaned up the little mess created, went through the work completed, explained the invoice, collected the amount due, and were on their way.
